Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Unlike standard lipped casement windows, where the sash protrudes slightly from the frame, flush windows produce a clean, unbroken elevation. This profile closely replicates the appearance of original single-glazed timber joinery, making flush windows the preferred choice for heritage properties, conservation areas and minimalist modern designs alike.
Flush casement windows cost between £500 and £1,700 per window depending on material, size and glazing specification. uPVC flush casements start from around £500 to £750, aluminium from £600 to £1,500 and timber or composite from £800 to £1,700.
At Bowalker, the total cost comprises a supply price based on your chosen material, frame size and glazing options, plus a fixed installation rate of £150 per casement window, inclusive of VAT, surveying and disposal of the old window.

Installing a flush window takes 1 to 2 hours per window when completed by professional fitters. A full-house installation of 8 to 12 windows usually takes 1 to 2 days. The process can take longer where old frames require structural repairs, where access is restricted or where bespoke sizing is involved. From placing your order to installation day, most projects are completed within 6 weeks.
Bowalker provides a 10-year insurance-backed guarantee on every flush window installation. This guarantee is underwritten by an independent insurer, meaning it remains valid regardless of any change in circumstances, giving you genuine long-term protection on your investment. Every installation is also registered with FENSA (reg. 33081), confirming compliance with current Building Regulations and providing the certification required if you come to sell your property.
You do not need to be at home for the installation, provided we have clear access to the property and your preferences have been confirmed in advance. Our fully in-house team carries out the work professionally, with careful handling throughout and a final inspection on completion. All our installers are directly employed by Bowalker with no subcontractors on site.

A standard casement window has a sash that sits slightly proud of the outer frame, creating a visible rebate line on the exterior face, whereas a flush window has no such step, with the sash sitting entirely level with the frame to produce a flat, unbroken surface. Beyond the visual difference, the flush fit improves weathertightness by allowing compression seals to engage more evenly around the full perimeter of the sash. In conservation areas and on listed buildings, flush windows are frequently the only type that planning authorities will approve.
In most cases, replacing existing windows on a standard residential property is covered by permitted development rights and does not require a planning application. However, if your property is in a conservation area, is a listed building or has had its permitted development rights removed through an Article 4 direction, you may need consent before proceeding.
