Types of Flush Windows We Install and Replace

Heritage Windows

Side-Hung Flush Casement Windows

A side-hung flush casement window features a sash attached to the side of the frame with high-grade hinges, allowing the window to swing outward like a door while remaining perfectly level with the exterior face when closed.
These windows are the standard choice for residential properties, providing wide-aperture ventilation and clear emergency escape routes. Bowalker installs side-hung flush casements with multi-point locking systems, weather-resistant seals and a wide range of colours, making them an ideal choice for traditional cottage renovations and contemporary new builds alike.
Black French doors with 12 small panes each and silver handles.

Top-Hung Flush Casement Windows

Hinged at the top of the frame rather than the side, a top-hung flush casement pushes outward from the bottom to create ventilation. The open sash forms a natural overhead canopy, allowing fresh air in even during light rain without wetting the sill or floor.
This makes them a practical choice for kitchens, bathrooms and utility rooms where background airflow is needed in a compact space. We fit these with adjustable stainless steel friction stays, thermally broken frames and energy-rated double or triple glazing as standard.
Heritage Windows

Fixed Flush Windows

Where light and outlook take priority over ventilation, a fixed flush window is the right choice. The glass sits directly within a slim, non-opening frame level with the exterior wall and with no hinges, handles or locking mechanisms the profile can be made exceptionally narrow to maximise glass area.
They work well in stairwells, landings and living room picture windows or alongside opening casements to form wider glazed elevations. Solar control, acoustic laminated and self-cleaning glass options are all available and with no moving parts, maintenance is minimal.
Stylish balcony with glass doors and tiled outdoor flooring.

Aluminium Flush Windows

Of all the materials available, aluminium delivers the slimmest frame profiles, with sightlines from 45 mm giving proportionally more glass and a sharp, architectural finish. All frames feature a polyamide thermal break as standard to prevent cold bridging and condensation.
Bowalker supplies these in any single RAL powder-coated colour, with dual-colour options and anodised finishes also available. Tested to PAS 24 security standards and with a service life exceeding 40 years, they are a durable choice for modern extensions, garden rooms and luxury refurbishments.
Interior room with large windows and radiator.

UPVC Flush Windows

uPVC flush windows replicate the slim, flat profile of traditional painted timber joinery without any of the upkeep. Unlike a standard lipped casement, the sash sits entirely within the outer frame, producing the level exterior face that many conservation area planning authorities require under Article 4 directions.
We install these using the One Collection system by Epwin, achieving a Window Energy Rating of Band A and featuring multi-chambered profiles, Secured by Design hardware options and a wide range of smooth and woodgrain foil finishes including Anthracite Grey, Chartwell Green and Irish Oak.
Brick building with open glass door entrance and wooden floor.

Timber Flush Windows

For listed buildings, conservation area properties and period homes where original timber frames are being replaced like for like, timber flush windows are the authentic choice. Bowalker installs these using sustainably sourced engineered hardwood, which is far more resistant to warping, moisture movement and rot than the solid softwood found in older frames.
Each window is factory-finished with a microporous paint or stain system that allows the timber to breathe and is available in any RAL or BS colour with period-appropriate ironmongery in satin chrome, black or antique brass.
Black French doors with 12 small panes each and silver handles.

Composite Flush Windows

Combining a solid engineered timber interior with a thermally broken aluminium exterior shell, composite flush windows offer the warmth and character of real wood inside and the weather resistance of aluminium outside. The powder-coated aluminium exterior requires no painting or treatment, while the hardwood inner face provides the look, feel and acoustic density of a premium timber window.
Triple glazing is available as standard, typically achieving whole-window U-values below 1.0 W/m²K. For homeowners who want the best balance of aesthetics, thermal performance and long-term durability, these are the standout choice.

What Are the Benefits of Installing Flush Windows?

Installing flush windows improves a property’s appearance, strengthens security, enhances energy efficiency and adds lasting value across a wide range of property types. Modern flush casement and flush sash windows use multi-chambered profiles, thermally broken frames and precision-fitted compression seals to reduce heat loss, eliminate draughts and create a streamlined exterior finish that suits both traditional and contemporary architecture.

Eight key benefits of installing flush windows are:

Anthracite flush casement uPVC windows on a contemporary brick home

Slim and Attractive Design

The flat exterior profile replicates traditional painted timber joinery, creating a clean, minimalist finish with no protruding sash or visible rebate line.

Improved Security

Every flush window Bowalker installs features a multi-point locking system with shootbolt hardware, reinforced frame sections and toughened or laminated safety glass, meeting PAS 24 security requirements where specified.

Low Maintenance & Durable

uPVC and aluminium frames require no painting or treating and resist rot, corrosion and UV degradation, while engineered timber frames need only occasional redecoration every eight to ten years.

Enhances Energy Efficiency

Multi-chambered profiles, polyamide thermal breaks and low-emissivity double or triple glazing minimise heat loss and prevent cold bridging, with most installations achieving a Window Energy Rating of Band A.

Planning and Conservation Compliance

Flush windows are the only casement type accepted by many local planning authorities in conservation areas and on Article 4 properties, as their flat profile closely replicates the profile of original single-glazed timber windows.

Better Noise Reduction

Precision-fitted compression seals, multi-chambered frame sections and acoustic laminated glazing options significantly reduce the transmission of external noise from traffic, railway lines and busy streets.

Weather Resistance

Compression seals and durable EPDM gaskets keep frames completely watertight and windproof under sustained exposure, particularly valuable for coastal, hilltop and south-facing properties across East and West Sussex.

Increased Property Value

Flush windows are increasingly specified by architects and required by planning conditions, making them a recognised quality indicator that strengthens a property's appeal in the resale market.

Bowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend

We had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions

Flush windows are a type of casement window where the opening sash sits perfectly level with the external face of the frame, creating a smooth, flat exterior surface. Unlike standard lipped casement windows, where the sash protrudes slightly from the frame, flush windows produce a clean, unbroken elevation. This profile closely replicates the appearance of original single-glazed timber joinery, making flush windows the preferred choice for heritage properties, conservation areas and minimalist modern designs alike.

Flush casement windows cost between £500 and £1,700 per window depending on material, size and glazing specification. uPVC flush casements start from around £500 to £750, aluminium from £600 to £1,500 and timber or composite from £800 to £1,700.

At Bowalker, the total cost comprises a supply price based on your chosen material, frame size and glazing options, plus a fixed installation rate of £150 per casement window, inclusive of VAT, surveying and disposal of the old window.

Flush windows are made from materials such as uPVC, aluminium, timber and composite structures. Aluminium provides the slimmest frame profiles with sightlines from 45 mm and a service life exceeding 40 years. Timber delivers the authentic joinery appearance required for listed buildings and properties in conservation areas. Composite combines a solid engineered timber interior with a thermally broken aluminium exterior shell, offering the highest levels of thermal performance, acoustic insulation and durability in a single system.

Installing a flush window takes 1 to 2 hours per window when completed by professional fitters. A full-house installation of 8 to 12 windows usually takes 1 to 2 days. The process can take longer where old frames require structural repairs, where access is restricted or where bespoke sizing is involved. From placing your order to installation day, most projects are completed within 6 weeks.

Bowalker provides a 10-year insurance-backed guarantee on every flush window installation. This guarantee is underwritten by an independent insurer, meaning it remains valid regardless of any change in circumstances, giving you genuine long-term protection on your investment. Every installation is also registered with FENSA (reg. 33081), confirming compliance with current Building Regulations and providing the certification required if you come to sell your property.

You do not need to be at home for the installation, provided we have clear access to the property and your preferences have been confirmed in advance. Our fully in-house team carries out the work professionally, with careful handling throughout and a final inspection on completion. All our installers are directly employed by Bowalker with no subcontractors on site.

Replacing an existing flush window costs between £700 and £2,250 per window in the UK depending on material and specification, with uPVC at the lower end (£700 to £1,500 per window) and aluminium (£875 to £1,800 per window), timber or composite progressively higher (£1,050 to £2,250+ per window).

At Bowalker, replacement follows the same transparent two-part pricing structure, with a supply price for the new unit plus a fixed installation rate of £150 per casement window, which covers survey, removal and disposal of the old frame and FENSA registration.

A standard casement window has a sash that sits slightly proud of the outer frame, creating a visible rebate line on the exterior face, whereas a flush window has no such step, with the sash sitting entirely level with the frame to produce a flat, unbroken surface. Beyond the visual difference, the flush fit improves weathertightness by allowing compression seals to engage more evenly around the full perimeter of the sash. In conservation areas and on listed buildings, flush windows are frequently the only type that planning authorities will approve.

In most cases, replacing existing windows on a standard residential property is covered by permitted development rights and does not require a planning application. However, if your property is in a conservation area, is a listed building or has had its permitted development rights removed through an Article 4 direction, you may need consent before proceeding. Our team confirms the relevant planning position at survey stage. All our installations are FENSA-registered, demonstrating compliance with the Building Regulations independently of any planning requirement.

Flush windows are frequently the only casement type that local planning authorities will approve in conservation areas, as their flat profile accurately replicates the appearance of the original single-glazed timber windows that defined the character of most pre-1919 housing. Standard lipped casements, which protrude from the frame, are regularly refused on conservation grounds. Bowalker has extensive experience installing flush windows on properties subject to conservation area controls and Article 4 directions across Sussex and Surrey and can advise on specification and compliance during the free consultation.
