Types of Sash Windows We Install And Replace

Single hung

Single-Hung Sash Windows

A single-hung sash window features a fixed top sash and a movable bottom sash that slides vertically to provide ventilation. This design offers a classic aesthetic with fewer moving parts, making it a cost-effective and low-maintenance option for residential properties.
Bowalker installs single-hung windows in uPVC and timber frames, utilising high-quality seals to ensure excellent weather resistance. They are best used in ground-floor rooms or areas where simple vertical operation is preferred.
sash windows

Georgian Sash Windows

Georgian sash windows are characterised by their six-over-six-pane configuration, with small glass panes separated by delicate glazing bars. This style is essential for maintaining the symmetry and authentic character of 18th-century properties.
We provide these window installations with modern double glazing that mimics the traditional slim profile while providing superior insulation. Georgian sash windows are the ideal choice for heritage restorations in Sussex and London, where architectural accuracy is paramount.
sash windows

Victorian Sash Windows

Victorian sash windows feature a two-over-two pane design, often incorporating decorative sash horns to support the heavier glass sheets popularised in the 19th century. Our sash window installation team fits these windows with high-performance balances and ornate hardware to preserve their grand, historic appearance.
These types of sash windows are best suited to period Victorian terraces, enhancing kerb appeal and property value while eliminating the draughts associated with original single-glazed units.
sash windows

Double-Hung Sash Windows

In a double-hung sash window, both the top and bottom sashes are functional and slide vertically, allowing for superior airflow as warm air escapes through the top while cool air enters through the bottom. Bowalker installs these with smooth-operating pulley systems or modern spiral balances for effortless use.
Key benefits of double-hung sash windows include maximum ventilation control and easier cleaning, making them a versatile choice for any room in the home.
sash windows

Horizontal Sliding Sash Windows

Often referred to as Yorkshire Sliders, horizontal sliding sash windows feature sashes that slide side-to-side rather than up and down. This unique configuration is perfect for rooms with limited vertical space or where a traditional opening would be obstructed.
We install this type of sash window using precision-engineered tracks and slimline frames to ensure a smooth, quiet operation. Compared with other types of sash windows, horizontal sliding sash windows offer a distinctive look and are particularly well-suited to rural cottages and barn conversions.
sash windows

Edwardian Sash Windows

Edwardian sash windows often utilise a six-over-one design, featuring multiple small panes in the upper sash and a single large pane in the lower sash to maximise natural light. This transitional style bridges the gap between decorative Georgian patterns and modern glass spans.
Our in-house sash window installers deliver these with bespoke timber or uPVC finishes that respect the Edwardian emphasis on light and air. They are best used in early 20th-century homes to restore original elegance.
A bright hallway with white walls, large windows, a wooden staircase, and a dark wood door.

Traditional Timber Sash Windows

Crafted from high-quality hardwoods or engineered softwoods, traditional timber sash windows offer unmatched natural beauty and high thermal mass. We install these with traditionally joined frames and high-performance stains that protect against rot and warping.
Benefits of traditional timber sash windows include a lifespan of over 60 years with proper care and the ability to be refinished in any colour, making them the gold standard for luxury homes and listed buildings.
uPVC Sash Window 9

uPVC Sash Windows

uPVC sash windows provide the classic look of timber with the benefits of modern, low-maintenance materials. Bowalker installs these with woodgrain foils and authentic mechanical joints to ensure they are virtually indistinguishable from real wood.
Key features of uPVC sash windows include multi-chambered profiles for excellent energy ratings, tilt-to-clean functionality and resistance to fading or peeling, offering exceptional value for modern British homeowners.
Window view of a green landscape.

Flush Sash Windows

Flush sash windows feature sashes that sit level with the external frame when closed, creating a clean, flat surface that mimics traditional 19th-century timber casements. Our sash window installers fit these with sleek hardware and high-security multi-point locks.
They are widely used in conservation areas where a minimalist, authentic appearance is required without sacrificing the high-performance benefits of modern glazing.
sash windows

Spiral Balance Sash Windows

Spiral balance sash windows replace traditional weights and pulleys with a modern spring-loaded mechanism hidden within the frame. This allows for slimmer window profiles and a smoother opening action, suitable for both new builds and retrofits.
We install these systems to provide a reliable, quiet vertical slide that requires minimal maintenance over time. Spiral balance sash windows are an excellent solution for homeowners who want a classic look with updated mechanical performance.
Box Sash Windows

Box Sash Windows

A box sash window utilises the traditional weight-and-pulley system housed within boxes on either side of the frame to counterbalance the sashes. Compared with other sash window construction methods, this is the most authentic for historic window replacement, providing a heavy, solid feel.
Bowalker installs these using lead weights and durable nylon cords or brass chains, ensuring the windows operate with the same grace and reliability as they did a century ago.
midrail agate grey UR

Thin Mid Rail Sliding Windows

Thin mid rail sliding windows feature a reduced central meeting rail, creating slimmer sightlines and maximising natural light. This design helps maintain an authentic period appearance without the bulk of standard modern frames.
Bowalker installs this type of sash window with reinforced internal structures to ensure strength, security and smooth operation. They are suited to smaller rooms or properties where increased light and a refined aesthetic are desired.
A white sash window set in a red brick wall with green leaves in the foreground.

Deep Base Rail Sliding Windows

Featuring a wider bottom rail on the lower sash, deep base rail sliding windows replicate the proportions of traditional 19th-century timber designs. This deeper rail adds a strong, authentic visual weight while maintaining modern performance standards.
We install this type of sash window with durable materials and precision engineering to ensure long-lasting operation. They are ideal for ground-floor settings or period properties where a convincing heritage appearance is essential.
Wood look vertical slider

Wood Look Vertical Sliders

Wood-look vertical sliders replicate the natural texture of timber while offering the durability of modern uPVC or composite materials. They feature realistic wood-effect finishes and mechanical joints that allow the corners to meet cleanly at 90 degrees, as in traditional joinery.
This makes them ideal for homeowners who want the look of real timber without the upkeep. Bowalker installs these with authentic hardware and smooth-sliding mechanisms for reliable performance.
Woodgrain Slding Window

Woodgrain Sliding Windows

Woodgrain sliding windows feature textured finishes that mimic natural wood patterns, available in tones such as oak, rosewood and walnut. They combine the warmth of timber aesthetics with the durability and low maintenance of uPVC or aluminium.
Our installations include energy-efficient glazing, multi-chambered profiles and weather-resistant seals. These windows are well-suited to both contemporary homes and period-style renovations requiring a natural finish.

Dual Colour Vertical Sliders

Offering dual finishes on the interior and exterior, dual colour vertical sliders allow homeowners to coordinate indoor décor while preserving a suitable external appearance. For example, a white interior can be paired with a heritage shade for the exterior.
Bowalker installs these using advanced colour bonding for long-lasting resistance to fading or peeling. They are a popular choice for conservation areas and modern developments where design flexibility is essential.

Roseview Windows

Bowalker Windows installs and replaces Roseview sash windows, one of the UK's most authentic uPVC vertical sliders. Featuring the award-winning Ultimate Rose with its distinctive 35mm mid-rail, seamless run-through horns and joinery-style mechanical joints, these windows are virtually indistinguishable from traditional timber.
A-rated for thermal efficiency with U-values as low as 1.2 W/m²K, our window installers ensure every installation meets conservation standards while delivering lasting acoustic comfort and draught-free performance.
Quickslide sash windows

Quickslide Windows

For homeowners seeking a proven, high-performance sash window, Bowalker Windows supplies and fits the full Quickslide Legacy range. Manufactured to order in West Yorkshire, these uPVC vertical sliders feature a slim 37mm mid-rail, deep bottom rail, run-through sash horns and optional 90-degree mechanical joints for maximum authenticity.
Bowalker handles every sash window installation with precision, ensuring argon-filled glazing and multi-chambered frames work together to deliver consistent thermal performance throughout the year.

Known for over 200 years of British timber craftsmanship, they offer bespoke Redwood sash windows featuring a 40mm mid-rail, hand-applied 9mm external beading and cord-and-weight opening systems.

Bowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend

We had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions

A sash window is a traditional window system that uses one or more movable panels, known as sashes, which slide vertically or horizontally within a frame. These windows feature glazing bars, timber or uPVC frames and balanced mechanisms that allow smooth operation. Bowalker installs sash windows with modern upgrades such as double glazing, draught-proofing and secure locking systems, combining traditional style with improved thermal efficiency and functionality.

Sash window installation costs range from £500 to £2,000 per window across the UK, with uPVC at the lower end (around £500–£1,200) and timber at the higher end (£1,500–£3,500, or more for hardwood and heritage designs). Labour alone is quoted at £200–£450 per window.

At Bowalker, sash window installation starts from around £1,300 per window, supplied and fitted, and falls between £1,300 and £3,000 depending on the material, opening size, glazing specification and range. Our fixed fitting rate of £225 per window includes VAT, surveying, old window disposal and the 10-year insurance-backed guarantee. We confirm the exact figure at your free survey, and the price we quote is the price you pay.

Sash windows are made from materials such as timber, uPVC and aluminium. Timber sash windows use hardwood or engineered softwood to preserve traditional style and durability, while uPVC sash window systems provide a low-maintenance and cost-effective alternative. Aluminium frames offer a modern solution with high strength and slim profiles.

Sash window installation takes 1 to 2 hours per window, while installing 6 to 8 sash windows can take at least 1 full day, depending on project scope and property conditions. The total installation time for sash windows varies based on factors such as the number of windows, the type of installation (full replacement or refurbishment), the property’s structure (including older or listed buildings), bespoke manufacturing requirements and site access conditions.

We provide a 10-year insurance-backed guarantee on all sash window installations, ensuring peace of mind and long-lasting performance. This covers workmanship and installation quality, giving homeowners confidence that their sash windows are installed to the highest professional standards and comply with FENSA regulations.

No, you do not need to be at home for the sash window installation as long as we have access to the property and your preferences are communicated in advance. Our fully in-house team of window installers will carry out the work professionally, ensuring security, careful handling and adherence to your specifications.

Sash window replacement in the UK costs between £500 and £1,200 per window for uPVC, rising to £1,500–£3,500 for hardwood and heritage timber. Where original frames are sound, repair or restoration is sometimes possible for £150–£800 per window.

At Bowalker, replacement starts from £1,300 per window, supplied and fitted, with our fixed £225 fitting rate covering removal and disposal, surveying and the 10-year insurance-backed guarantee. The final price is determined by material, size, glazing and any building-regulations requirements for older or listed properties.
