Types of Walk-On Rooflights We Install
Walk-On Flat Glass Rooflights
Walk-On Flat Glass Rooflights
A single, continuous sheet of structural flush glass makes flat glass walk-on rooflights an ideal choice for modern extensions, terraces, and courtyards where the goal is to maximise natural light while maintaining a clean, minimalist floor level. The streamlined design blends effortlessly with surrounding paving, decking, or indoor flooring. Bowalker installs and replaces flat glass walk-on rooflights with heavy-duty multi-layer glass, secure anti-slip coatings, and precisely fitted perimeter weather seals tailored to your architectural layout.

Walk-On Multi-Pane Rooflights
Multiple structural glass panes supported by a robust internal framing grid make multi-pane walk-on rooflights suitable for larger floor spans, extensive light wells, or expansive terrace layouts. The modular configuration allows for greater daylight coverage across wide areas while maintaining full load-bearing safety. Our in-house walk-on rooflight installation team installs and replaces multi-pane walk-on rooflights with structural metal supports, sealed glazing units, and waterproof flashing systems designed for long-term reliability.

Walk-On Aluminium Rooflights
Strong aluminium framing makes walk-on aluminium rooflights suitable for projects that require structural support around a glazed walking surface while retaining defined sightlines. Aluminium systems can be integrated into terraces, patios and flat-roof areas, with the final frame and glazing specification determined by the roof structure and installation requirements. Bowalker installs and replaces aluminium walk-on rooflights, using suitable structural glazing and weather-resistant seals to ensure a secure connection to the surrounding surface.
Learn More →Walk-On Fixed Rooflights
Walk-On Fixed Rooflights
Non-opening structural glazing makes fixed walk-on rooflights ideal for basements, internal light wells, and walk-on terraces where maximum daylight and structural load-bearing performance are the primary goals. Because they remain stationary, fixed systems offer ultimate structural simplicity and watertight integrity. We install and replace fixed walk-on rooflights using multi-laminated glass layers, insulated upstands, and secure perimeter seals to ensure a completely safe, flush, and weather-tight installation.
Learn More →Motorised or manually operable glazed sections make opening walk-on rooflights suitable for specialised roof terraces or light wells where homeowners want to combine a load-bearing walking surface with ventilation access. These systems utilise heavy-duty hydraulic or electric actuators designed to safely lift the structural glass. Bowalker installs and replaces opening walk-on rooflights with robust lifting mechanisms, reinforced frames, and advanced drainage channels to prevent water ingress when closed.

What Are the Benefits of Installing Walk-On Rooflight?
Walk-on rooflights bring natural light into basements, light wells and rooms beneath terraces while allowing the glazed area above to remain usable as part of the external surface. Their performance and suitability depend on factors such as the structural glass specification, supporting structure, rooflight dimensions, surface treatment and installation requirements.
8 benefits and considerations of installing a walk-on rooflight include:
Brings More Natural Light Into Basements
Specially engineered overhead glazing channels direct sunlight down into deep sub-ground levels and subterranean rooms that typically lack standard windows.
Keeps Floor Space Usable While Adding Daylight
Because the glass sits flush or level with the structural floor, homeowners can continue to walk, set up furniture, or place items directly over the rooflight without sacrificing precious square footage.
Makes Dark Basement Rooms More Usable
Maximising natural illumination turns gloomy cellars and subterranean conversions into bright, welcoming living areas, home offices, or entertainment rooms.
Improves Use of Terraces, Balconies and Patios
Integrating walk-on glass into outdoor living decks or elevated roof terraces connects upper-level outdoor areas with rooms below, enhancing overall aesthetic flow and functionality.
Creates a Flush, Modern Floor Finish
Precision-engineered framing and structural glass panes deliver a clean, seamless, contemporary surface that matches surrounding paving or indoor flooring.
Provides a Load-Bearing Walk-On Surface
Built with heavy-duty, multi-laminated structural glass, these systems are rigorously engineered to safely support everyday foot traffic and standard loads.
Offers Anti-Slip Safety for Outdoor Areas
Specially treated anti-slip top glass panes or ceramic fritting provide essential traction and grip when surfaces become wet from rain or cleaning.
Reduces Daytime Artificial Lighting
Bringing abundant daylight down through multiple floor levels reduces reliance on electric lights during the day, supporting energy efficiency.

Found answers to questions we didn’t realise about the installation and though we haven’t yet finished the project the windows are a very exciting and big step forward for us. Would recommend this company and this team without hesitation. Thank you!

Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
What Is a Walk-On Rooflight, and How Is It Different From a Standard Rooflight?
A walk-on rooflight is a structural glazed unit designed to admit natural light while forming part of a surface intended for pedestrian use. Unlike a standard rooflight, the glass, supporting frame, and surrounding structure must be specified to accommodate the loads associated with its intended use. Walk-on rooflights are commonly used above basements and light wells or within terraces, patios and other accessible external areas.
Are Walk-On Rooflights Safe to Walk On?
Yes, a walk-on rooflight can provide a safe walking surface when the complete system is designed, specified and installed for pedestrian loads. The glazing specification, pane dimensions, supporting structure and installation details all affect its suitability. UK Building Regulations also contain requirements relating to structural safety and protection against impact with glazing, so standard rooflight glass should not be assumed to be suitable for walking.
How Much Weight Can a Walk-On Rooflight Support?
Walk-on rooflights are structurally designed to support an imposed distributed load of 1.5-5.0 kN/m² (kilonewtons per square meter), as well as concentrated point loads, safely accommodating multiple adults walking or standing on the glass simultaneously. To ensure these robust weight limits are met safely without compromising structural integrity, our in-house team at Bowalker carefully calculates your property’s specific load requirements before every installation.
Are Walk-On Rooflights Slippery When Wet?
Yes, standard smooth walk-on rooflights can become slippery when wet, so walk-on rooflights used within external walking areas can be specified with an appropriate anti-slip surface or treatment. The required slip resistance depends on the selected product and the installation location. Homeowners should therefore consider the surface specification alongside the structural glazing requirements when choosing a walk-on glass rooflight.
Do I Need Planning Permission for a Walk-On Rooflight?
In most cases, installing a walk-on rooflight falls under Permitted Development rights for domestic properties, provided it does not protrude more than 150mm above the existing roof plane. However, if your home is a listed building, situated within a conservation area, or if you are installing a walk-on glass floor on an elevated balcony/terrace that overlooks neighbours (raising privacy or elevation concerns), planning permission from your local UK planning authority may be required.
Do Building Regulations Apply to Walk-On Rooflights?
Yes, Building Regulations can apply even when planning permission is not required. Walk-on rooflight installations must comply with the UK Building Regulations, specifically Parts A (Structural Safety), B (Fire Safety), F (Ventilation), K (Protection from falling, collision, and impact), and L (Conservation of fuel and power). Working with a FENSA-registered provider like Bowalker helps ensure your installation meets all mandatory regulatory standards.
Will My Roof or Terrace Need Structural Strengthening?
Yes, your roof or terrace will likely need structural strengthening if you are converting a standard roof into a usable terrace, changing to a significantly heavier roof covering, or adding concentrated live loads. Because walk-on glass systems are considerably heavier than standard glazing and must safely support pedestrian loads, our in-house engineering team conducts detailed structural surveys to ensure the underlying joists or upstands can safely bear the load.
Can a Walk-On Rooflight Sit Flush With Paving or Decking?
Yes, suitable walk-on rooflights can be detailed to create a flush or closely integrated finish with surrounding paving or decking. The installation must still account for the rooflight frame, supporting structure, waterproofing and drainage requirements. The achievable finish depends on the selected rooflight system and the construction of the surrounding terrace or external surface.
How Do You Prevent Water Pooling and Leaks Around a Walk-On Rooflight?
Correct falls, drainage routes, waterproofing details and properly fitted perimeter seals help direct rainwater away from a walk-on rooflight and reduce the risk of water entering around the installation. The surrounding terrace or roof construction must be considered in conjunction with the rooflight, rather than treating the glazed unit as an isolated component. Installation details should follow the selected system’s requirements and the design of the individual roof or terrace.
Will a Walk-On Rooflight Cause Condensation or Heat Loss?
Yes, any glazed opening can transfer heat and may experience condensation under certain temperature and humidity conditions. The thermal performance of a walk-on rooflight depends on its glazing, frame, dimensions, installation and surrounding construction. Building Regulations in the UK include energy-efficiency requirements for rooflights, with the applicable standards set out in Part L.
Can You Replace an Existing Rooflight With a Walk-On Rooflight?
Yes, at Bowalker we can replace existing standard rooflights with custom walk-on rooflights, provided that the underlying aperture and structural support framing are upgraded or reinforced to handle the substantial weight of walk-on laminated glass and safe pedestrian loads. Our in-house team handles the entire technical assessment and conversion process from start to finish.
How Do I Clean and Maintain a Walk-On Rooflight?
You can clean and maintain a walk-on rooflight by routinely washing the structural glass surface with warm, soapy water using a soft cloth or a non-abrasive squeegee to remove accumulated dirt, debris, and footprints. Incorporating regular checks of the perimeter seals, along with optional self-cleaning glass coatings, will keep your installation looking pristine and functioning safely year-round.
