uPVC Flush Windows
uPVC Flush Windows
uPVC flush windows replicate the slim, flat profile of traditional painted timber joinery without any of the upkeep. Unlike a standard lipped casement, the sash sits entirely within the outer frame, producing the level exterior face that many local planning authorities favour for conservation areas and properties affected by Article 4 Directions because it closely replicates traditional timber joinery. We install these using the One Collection system by Epwin, achieving a Window Energy Rating of Band A and featuring multi-chambered profiles, Secured by Design hardware options and a wide range of smooth and woodgrain foil finishes, including Anthracite Grey, Chartwell Green and Irish Oak.
Learn More →Aluminium Flush Windows
Aluminium Flush Windows
Of all the materials available, aluminium delivers the slimmest frame profiles, with sightlines from 45 mm giving proportionally more glass and a sharp, architectural finish. All frames feature a polyamide thermal break as standard to prevent cold bridging and condensation. Bowalker Windows installs these in any single RAL powder-coated colour, with dual-colour options and anodised finishes also available. Tested to PAS 24 security standards and with a service life exceeding 40 years, they are a durable choice for modern extensions, garden rooms and luxury refurbishments.
Learn More →For listed buildings, conservation area properties and period homes where original timber frames are being replaced like for like, timber flush windows are the authentic choice. Bowalker installs these using sustainably sourced engineered hardwood, which is far more resistant to warping, moisture movement and rot than the solid softwood found in older frames. Each window is factory-finished with a microporous paint or stain system that allows the timber to breathe and is available in any RAL or BS colour with period-appropriate ironmongery in satin chrome, black or antique brass.
Learn More →Double Glazed Flush Windows
Double Glazed Flush Windows
Designed to improve everyday comfort without changing the classic flush appearance, double glazed flush windows use two panes of Low-E glass separated by an argon-filled insulated cavity and warm-edge spacer bar to reduce heat transfer, external noise and condensation. Suitable for period cottages, contemporary homes and replacement projects alike, they help achieve excellent thermal performance while maintaining slim sightlines and a traditional flush finish. Bowalker installs bespoke double glazed flush windows in uPVC, aluminium, timber and composite frames with secure multi-point locking and installations completed to current UK Building Regulations.
Learn More →Triple Glazed Flush Windows
Triple Glazed Flush Windows
For properties requiring higher insulation, Bowalker Windows installs and replaces triple glazed flush windows incorporating three panes of glass with two insulated cavities to reduce heat loss, improve acoustic performance and minimise condensation. They are particularly beneficial for homes near busy roads, exposed coastal locations and colder parts of the UK where enhanced thermal efficiency is a priority. Available across selected uPVC, aluminium and timber flush window systems, triple glazing maintains the clean flush profile while helping improve energy ratings and year-round indoor comfort.
Learn More →Ideal for rooms where privacy is essential, obscure glass flush windows use textured or patterned glazing that allows natural daylight to enter while preventing clear visibility from outside. They are commonly fitted in bathrooms, cloakrooms, utility rooms and entrance doors, with various privacy levels available to suit different applications. Bowalker offers a range of obscure glazing options that complement both traditional and contemporary flush window designs without compromising security or natural light.
Learn More →Bowalker Windows installs and replaces satin glass flush windows, offering a modern alternative to patterned glazing with an acid-etched frosted finish that diffuses natural daylight evenly while maintaining a high level of privacy throughout the day. The smooth, uniform surface creates a clean contemporary appearance, resists smearing and is straightforward to maintain, making it well suited to bathrooms, home offices, entranceways and internal glazing applications. Satin glass pairs seamlessly with flush window frames across uPVC, aluminium and timber systems to deliver understated aesthetics alongside reliable everyday performance.
Learn More →Inspired by traditional British architecture, Bowalker Windows installs and replaces leaded glass flush windows that incorporate decorative lead cames within insulated glazing units to recreate the appearance of original heritage windows. Available in classic diamond, square and custom leaded designs, they are particularly well suited to Victorian, Edwardian, Georgian and cottage-style properties seeking to retain their period character. Paired with modern double or triple glazing units, leaded flush windows deliver the authentic look of original fenestration alongside improved insulation, weather resistance and security performance.
Learn More →Where preserving decorative character is important, stained glass flush windows combine traditional coloured glass with modern insulated glazing technology. They are commonly installed in entrance halls, stairwells, heritage renovations and listed properties where original decorative glazing forms part of the building's identity. Bowalker can incorporate bespoke stained glass designs or encapsulate existing stained glass panels within new double glazed units where appropriate to improve thermal performance while protecting the original artwork.
Learn More →Mirror glass flush windows use reflective glazing with a specialist external coating that limits visibility into the property during daylight hours whilst maintaining clear outward views when outdoor light levels exceed indoor lighting. We install this glazing across uPVC, aluminium and timber flush window systems for street-facing rooms, ground floor living spaces, home offices and contemporary properties where consistent daytime privacy is a priority without obscuring natural light. The reflective coating also helps reduce glare, solar heat gain and internal temperature rises on south-facing elevations during warmer months.
Learn More →Secondary glazing for flush windows adds a discreet internal glazed panel behind an existing window to improve thermal insulation, reduce draughts and limit noise penetration without altering the original frame. Commonly chosen for listed buildings, conservation areas and heritage properties where planning restrictions prevent full replacement, it also suits solid wall properties and single-glazed timber frames. Bowalker installs slim-profile secondary glazing systems in hinged, sliding and fixed configurations, preserving external appearance whilst improving comfort, acoustics and energy efficiency.
Learn More →Fixed Flush Windows
Fixed Flush Windows
Where light and outlook take priority over ventilation, a fixed flush window is the right choice. The glass sits directly within a slim, non-opening frame level with the exterior wall and with no hinges, handles or locking mechanisms, manufacturers can produce exceptionally narrow profiles that maximise the glazed area. They work well in stairwells, landings and living room picture windows or alongside opening casements to form wider glazed elevations. Solar control, acoustic laminated and self-cleaning glass options are all available and with no moving parts, maintenance is minimal.
Learn More →As the UK's most popular window style, casement flush windows feature an opening sash that sits perfectly level with the outer frame when closed, creating the clean, traditional appearance associated with flush casement design. Available in side-hung and top-hung configurations, they provide excellent ventilation, weather resistance and thermal performance, making them suitable for everything from modern family homes to heritage renovations. Bowalker Windows installs and replaces casement flush windows across uPVC, aluminium and timber systems, helping homeowners achieve the right balance of performance and appearance for their property.
Learn More →Combining flexible operation with practical maintenance, tilt and turn flush windows tilt inward from the top for secure background ventilation or open fully inward for maximum airflow and easy cleaning from inside the property. Their dual-opening mechanism makes them particularly suitable for upper-storey homes, apartments and contemporary developments, while secure multi-point locking maintains safety without affecting the streamlined flush appearance. Bowalker Windows installs and repairs tilt and turn flush windows across uPVC, aluminium and timber systems, offering a practical and versatile solution for a wide range of property types.

What Are the Benefits of Installing Flush Windows?
Installing flush windows improves a property’s appearance, strengthens security, enhances energy efficiency and adds lasting value across a wide range of property types. Modern flush casement and flush sash windows use multi-chambered profiles, thermally broken frames and precision-fitted compression seals to reduce heat loss, eliminate draughts and create a streamlined exterior finish that suits both traditional and contemporary architecture.
Slim and Attractive Design
The flat exterior profile replicates traditional painted timber joinery, creating a clean, minimalist finish with no protruding sash or visible rebate line.
Improved Security
Every flush window Bowalker installs features a multi-point locking system with shootbolt hardware, reinforced frame sections and toughened or laminated safety glass, meeting PAS 24 security requirements where specified.
Low Maintenance and Durable
uPVC and aluminium frames require no painting or treating and resist rot, corrosion and UV degradation, while engineered timber frames need only occasional redecoration every eight to ten years.
Enhanced Energy Efficiency
Multi-chambered profiles, polyamide thermal breaks and low-emissivity double or triple glazing minimise heat loss and prevent cold bridging, with most installations achieving a Window Energy Rating of Band A.
Planning and Conservation Compliance
Flush windows are the only casement type accepted by many local planning authorities in conservation areas and on Article 4 properties, as their flat profile closely replicates the profile of original single-glazed timber windows.
Better Noise Reduction
Precision-fitted compression seals, multi-chambered frame sections and acoustic laminated glazing options significantly reduce the transmission of external noise from traffic, railway lines and busy streets.
Weather Resistance
Compression seals and durable EPDM gaskets keep frames completely watertight and windproof under sustained exposure, particularly valuable for coastal, hilltop and south-facing properties across East and West Sussex.
Increased Property Value
Flush windows are increasingly specified by architects and required by planning conditions, making them a recognised quality indicator that strengthens a property's appeal in the resale market.

Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
What Are Flush Windows?
Flush windows are a type of casement window where the opening sash sits perfectly level with the external face of the frame, creating a smooth, flat exterior surface. Unlike standard lipped casement windows, where the sash protrudes slightly from the frame, flush windows produce a clean, unbroken elevation. This profile closely replicates the appearance of original single-glazed timber joinery, making flush windows the preferred choice for heritage properties, conservation areas and minimalist modern designs alike.
How Long Does Flush Window Installation Take?
Flush casement windows cost between £500 and £1,700 per window depending on material, size and glazing specification. uPVC flush casements start from around £500 to £750, aluminium from £600 to £1,500 and timber or composite from £800 to £1,700.
At Bowalker, the total cost comprises a supply price based on your chosen material, frame size and glazing options, plus a fixed installation rate of £150 per casement window, inclusive of VAT, surveying and disposal of the old window.
How Do You Clean Flush Windows?
Installing a flush window takes 1 to 2 hours per window when completed by professional fitters. A full-house installation of 8 to 12 windows usually takes 1 to 2 days. The process can take longer where old frames require structural repairs, where access is restricted or where bespoke sizing is involved. From placing your order to installation day, most projects are completed within 6 weeks.
How Do You Choose the Right Flush Windows for Your Home?
Clean flush windows with warm soapy water, a soft cloth and a non-abrasive glass cleaner to remove dirt without damaging the frames or glazing. Wipe the frames and glass regularly, clear drainage channels and check hinges, handles and weather seals to keep the windows operating smoothly and looking their best. Avoid abrasive pads, bleach and solvent-based cleaners because they can damage the frame finish, glazing seals and protective coatings.
What Flush Window Design Ideas Should You Consider for Your Home?
Choose flush windows that match your property’s style, planning requirements, energy efficiency goals, security needs and maintenance preferences. Select uPVC for low maintenance and excellent value, aluminium for slim contemporary sightlines, or engineered timber for period and listed properties, then pair the frame with double or triple glazing based on your insulation and noise reduction requirements. During your consultation, Bowalker assesses your home and recommends a flush window system that balances appearance, performance and budget while meeting current UK Building Regulations where applicable.
What Guarantee Do You Provide on Flush Window Installation?
Choose colours, glazing and hardware that complement your property’s architectural style to create a cohesive flush window design. Match heritage homes with Chartwell Green, Cream, woodgrain finishes, leaded glass, Georgian or astragal bars, monkey tail handles and dummy stays, while contemporary homes suit Anthracite Grey, Black, dual-colour frames and minimalist hardware. Coordinating flush windows with matching entrance doors, roof lanterns and other glazing systems creates a consistent appearance across the whole property.
