Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
Do I Need Planning Permission to Replace Windows or Doors in Banstead?
No, planning permission is not usually required for like-for-like window or door replacements in standard houses in Banstead, provided the new installation matches the existing style and materials. Planning permission or specific consent is needed if the property is in a Conservation Area, is a Listed Building, is a flat or maisonette, or if structural changes such as new openings are planned; these requirements are set out in official guidance from Reigate & Banstead Borough Council. All replacement windows and doors must comply with Building Regulations, which can be self-certified by a FENSA-registered installer such as Bowalker Windows Limited. For properties with unique restrictions or heritage status, always check with Reigate & Banstead Borough Council before starting work.
This is especially important for homeowners whose properties are located within designated Conservation Areas, where additional planning controls may apply.
Are There Conservation Area or Article 4 Restrictions for Replacement Windows and Doors in Banstead?
Yes, windows and door specialist Banstead projects are subject to Conservation Area and Article 4 restrictions if your property falls within the Banstead Conservation Area, which covers the historic village core including Park Road and Mint Road and is managed by Reigate and Banstead Borough Council. Strict controls apply to exterior changes such as window and door replacements, with planning permission often required if an Article 4 Direction is in place or if you are changing materials or styles – for example, replacing timber sash windows with uPVC or switching from single to double glazing. Genuine like-for-like replacements are generally viewed more favourably, but even upgrades for energy efficiency may need council approval, and flats or maisonettes always require planning permission for these works as they do not have permitted development rights. Before proceeding with any replacement windows or doors, we recommend checking your address using the council’s ‘Where I Live’ map service and contacting the planning or conservation department for guidance specific to your property; further details are available at
With these regulations in mind, it’s important to choose window styles that not only complement your home’s character but also align with local planning requirements.
Which Window Styles Are Best Suited to Homes in Banstead?
Yes, there are window styles suited to Banstead homes. Casement windows offer a classic look and allow for airflow. Flush casement windows provide a modern appearance with frames level to the exterior wall. Tilt & turn windows open inwards for easy cleaning and controlled ventilation. Vertical sliding (sash) windows suit period properties and conservation areas, maintaining original style with modern double glazing.
Which Door Types Are Best Suited to Homes in Banstead?
Composite front doors provide security, thermal efficiency, and minimal maintenance for both modern and period properties. Bi-fold doors connect kitchens or living spaces to gardens. French and sliding patio doors offer smooth access and maximise natural light at the rear of the home. Heritage and flush doors suit properties in conservation areas or with traditional features, helping preserve original character and meet local planning requirements.
Just as the right door style enhances both function and appearance, choosing suitable rooflights can further improve your home’s comfort and character.
Which Rooflight Types Are Suitable for Homes and Extensions in Banstead?
Fixed rooflights maximise natural light. Opening rooflights add ventilation. Roof lanterns create a feature for larger spaces. Rooflights with secure locks and energy-efficient glazing are important for properties in conservation areas or with period features.
When Should Roofline Products Be Replaced on a Banstead Home?
Roofline products on Banstead homes should be replaced when visible signs of wear, damage, or water ingress appear, as these issues can compromise the structure and appearance of your property.
- Cracked or warped fascias, soffits, or guttering
- Persistent leaks or water staining around roof edges
- Visible rot or mould on timber elements
- Loose or missing sections of roofline material
- Frequent blockages or overflowing gutters
- Discolouration or brittleness in older uPVC components
Recognising these warning signs early can help you make informed decisions when choosing a trusted installer for your roofline or window needs.

This guarantee covers both windows and doors, providing long-term protection for your property and supporting confidence in the durability and security of our products. We recommend discussing the details of this guarantee during your consultation so you understand exactly how it applies to your installation.
