Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
Do I Need Planning Permission to Replace Windows or Doors in Caterham?
No, planning permission is not usually required for like-for-like window and door replacements or for upgrading glazing within existing frames in Caterham, but permission is needed if the property is in a conservation area, is listed, is a flat or maisonette, or if you are altering the size or position of openings or adding new windows. All replacement windows and doors must comply with UK Building Regulations for thermal efficiency and safety, regardless of whether planning permission is needed. Bowalker Windows Limited recommends using a FENSA-registered installer (Fensa Reg: 33081) for self-certification, and if you are unsure about your property’s status or the scope of your project, you should check with Tandridge District Council before proceeding with any windows and door specialist Caterham service.
Understanding these requirements is especially important if your property falls within a conservation area or is subject to Article 4 Directions, as these designations impose additional restrictions on window and door alterations in Caterham.
Are There Conservation Area or Article 4 Restrictions for Replacement Windows and Doors in Caterham?
Yes, windows and door specialist Caterham projects are subject to conservation area and Article 4 restrictions in certain parts of the town, as regulated by Tandridge District Council. Properties located within designated conservation areas, such as the Caterham Barracks Conservation Area, or those affected by Article 4 Directions, face stricter controls that often require a formal planning application for changes to window or door materials and glazing, even for like-for-like replacements. Standard replacements outside these zones may fall under permitted development, but before starting any work, you should always check with Tandridge District Council to confirm the current restrictions that apply to your address.
Once you have clarified any planning constraints, you can then focus on selecting window and door styles that complement your home’s architectural era and setting.
Which Window Styles Are Best Suited to Homes in Caterham?
Caterham’s mix of Victorian, Edwardian, and modern homes means the right window style depends on your property’s age and location, and Bowalker Windows Limited matches each with a specific solution. Vertical sliding sash windows are ideal for period properties, preserving heritage character while offering modern double glazing and smooth operation. Casement and flush casement windows suit both traditional cottages and newer builds, with flush designs providing a clean, understated look that fits seamlessly into any façade. For homes near busy roads or the railway, acoustic glazing in casement frames helps reduce noise, while bay and bow windows are popular in suburban settings for adding light and a sense of space. Material options such as uPVC, timber, and aluminium allow you to balance appearance, maintenance, and energy efficiency. For tailored advice on the best window style for your Caterham home, visit Bowalker Windows Limited.
Which Door Types Are Best Suited to Homes in Caterham?
The best door types for homes in Caterham depend on the property’s style, security requirements, and whether the door is for a front entrance or a rear extension. For front doors, composite doors offer high security with a timber-like appearance and multi-point locking systems, while hardwood or timber doors are well suited to period or heritage properties common in the area due to their authentic detailing. For rear entrances and extensions, aluminium bi-folding doors, sliding patio doors, and French doors each offer distinct benefits: bi-folding doors create wide openings and maximise light, sliding patio doors save space and allow for large glass panels, and French doors suit both traditional and modern homes with flexible opening options. When selecting a door through our windows and door specialist Caterham service, consider the specific needs of your property to achieve the right balance of style, function, and security.
Which Rooflight Types Are Suitable for Homes and Extensions in Caterham?
Rooflight selection for homes and extensions in Caterham depends on both the property’s architectural style and the type of extension being planned. Flat glass rooflights suit modern flat roof extensions, offering a clean look and the choice between fixed or opening panels for either maximum light or added ventilation, with energy-efficient glazing options available. Modular roof lanterns are ideal for large flat roofs or open-plan spaces, using slim aluminium frames to create a dramatic feature and increase natural light. Pitched roof windows work best for loft conversions or traditional pitched-roof extensions, with centre-pivot or top-hung designs to match different access and ventilation needs. Matching the rooflight type to your home’s architecture and intended use helps Bowalker Windows Limited deliver the right solution as your windows and door specialist Caterham.
When Should Roofline Products Be Replaced on a Caterham Home?
Yes, roofline products on a Caterham home should be replaced when you see visible decay such as rotting or sagging timber, structural compromise in fascias or soffits, leaking or overflowing gutters, pest or bird intrusion at the eaves, or when the materials have reached the end of their lifespan. Roofline products like fascias, soffits, and guttering protect your property from water damage and pests, so signs like peeling paint, bubbling soffits, or persistent drainage issues mean the protective barrier is failing. Switching from timber to uPVC reduces ongoing maintenance and improves moisture resistance, and it is important that any replacement includes proper ventilation to prevent condensation and mould in the roof space. If you notice any of these issues, Bowalker Windows Limited recommends consulting a windows and door specialist Caterham to assess your roofline and advise on the best replacement options.

- Full installation and product packages receive a 10-year insurance-backed guarantee, covering both the windows and doors as well as the installation work.

- Supply-only sealed units (not installed by Bowalker Windows Limited) are guaranteed for 5 years against manufacturing defects.
- Other supply-only products are covered for 1 year for manufacturing defects, but do not include FENSA registration or the full installation guarantee.
- The guarantee is transferable to a new property owner for a £25 administration fee, provided the transfer is requested within one month of the property sale and all relevant documentation is supplied.
To ensure you get the most from your guarantee, it’s important to follow a regular maintenance routine for your Bowalker windows and doors.
How Should You Maintain Replacement Windows in Caterham?
Regular maintenance for replacement windows from Bowalker Windows Limited keeps them looking clean, operating smoothly, and lasting longer. For windows and door specialist Caterham services, we recommend a routine that covers cleaning, hardware care, moisture management, seal checks, and timber frame upkeep. Clean frames and glass monthly using warm water and a mild detergent, and vacuum out tracks on sliding or bifold windows to prevent dirt buildup. Lubricate hinges, locks, handles, and rollers with a silicone-based product or light oil at least once a year to keep hardware moving freely. Wipe away morning condensation, use extractor fans, and keep trickle vents clear to manage moisture and reduce the risk of mould. Inspect weatherstripping for gaps or wear and clear any debris from drainage holes to maintain a proper seal. For timber frames, sand down peeling paint, prime exposed wood, and apply a weather-resistant finish every couple of years. If a window starts to stick or jam, address it promptly to avoid permanent alignment issues. For repairs or persistent problems, contact Bowalker Windows Limited for professional assistance.
How Should You Maintain New Doors in Caterham?
Regular maintenance for new doors from Bowalker Windows Limited keeps them looking clean and working smoothly, while helping to avoid issues that can develop over time. For our windows and door specialist Caterham service, we recommend a routine that covers cleaning, drainage, lubrication, hardware checks, and care tailored to the door’s material. Start by wiping frames, tracks, and glass with mild soapy water and a soft cloth every few months, avoiding harsh chemicals or abrasive pads that could damage the finish. Check and clear drainage slots or weep holes at the base of the door to prevent water build-up and keep the area free from leaves or debris. Lubricate hinges and tracks once or twice a year with a silicone-based spray, and use dry graphite powder for lock cylinders to keep movement smooth. Tighten hinge screws and check all hardware every six months to prevent loosening from regular use. For uPVC doors, wash frames with mild detergent and inspect rubber seals annually for signs of wear. Composite doors need the GRP outer skin cleaned with soapy water and a soft cloth to maintain the finish and prevent staining.
Just as doors benefit from consistent upkeep, rooflights also require regular attention to ensure they remain in optimal condition.
How Should You Maintain Rooflights in Caterham?
To keep your rooflights performing at their best, regular maintenance is important for both appearance and function.
- Clean glass and frames twice a year with warm, soapy water and a soft cloth
- Avoid abrasive powders, scouring pads, and strong solvents
- Inspect annually for cracks, chips, and seal deterioration
- Clear debris from surrounding gutters and drainage channels
- Check for internal condensation and ensure ventilation is working
- Reseal or repair leaks or fogged double-glazed units promptly
- Contact a professional for repairs or persistent issues
Proper maintenance not only extends the lifespan of your rooflight but also makes future replacements or upgrades more straightforward.
Can an Existing Rooflight Be Replaced Without Changing the Roof Opening?
In most cases, you can replace an existing rooflight without altering the roof opening, as long as the new unit matches the original size and specification. Our team at Bowalker Windows Limited assesses the condition of the existing aperture and surrounding structure to ensure a secure fit. If you wish to upgrade to a different style, improve insulation, or change the glazing type, some adjustments to the opening or internal finishes may be needed. We recommend a site survey to confirm compatibility and compliance with current building regulations.
Once you’ve decided on your preferred rooflight options, it’s important to prepare your home for the specialist’s visit.
How Should You Prepare for Your Caterham Windows and Door Specialist's Visit?
Preparing for a visit from your windows and door specialist in Caterham helps ensure a smooth and efficient service. Here’s how you can get ready:
- Clear access to all windows and doors by moving furniture, curtains, and blinds away from the work areas.
- Remove fragile items, valuables, or decorations from window sills and nearby surfaces to prevent accidental damage during the visit.
- Ensure pets and children are kept safely away from the installation zones to avoid interruptions and maintain a safe environment for everyone involved.
- Prepare any questions or concerns you have about the products, installation, or aftercare so we can address them directly during our visit.
Following these steps allows our windows and door specialist Caterham service to proceed smoothly, minimising delays and supporting a clean, organised experience for your property.
