Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
Do I Need Planning Permission to Replace Windows or Doors in Oxted?
No, most standard window and door replacements in Oxted do not require planning permission if you are installing like-for-like products or the work falls under permitted development rights. Planning permission is required if your property is in a Conservation Area, is a listed building, involves significant changes to the size, shape, or material of the windows or doors, includes new projections such as bow or bay windows, or applies to flats and maisonettes. Tandridge District Council is the local authority responsible for planning matters in Oxted, and if you are unsure about your specific situation, we recommend checking with the council or consulting a windows and door specialist Oxted for guidance. For the general rule, see
This is especially important if your property is located within one of Oxted’s designated conservation areas, where stricter regulations apply.
Are There Conservation Area or Article 4 Restrictions for Replacement Windows and Doors in Oxted?
Yes, Oxted does have designated conservation areas – Old Oxted, Station Road West, and Broadham Green and Spring Lane – where specific rules apply to replacement windows and doors, all governed by Tandridge District Council. In these areas, an Article 4 Direction may be in place, which removes permitted development rights and means you must submit a formal planning application even for like-for-like replacements. Standard white uPVC and modern chunky frames are often refused on principal elevations. For the most current requirements and to confirm if your property is affected, always check directly with Tandridge District Council at before planning any window or door replacement in Oxted.
With these restrictions in mind, it’s important to choose window styles that not only suit your home’s character but also comply with local planning requirements.
Which Window Styles Are Best Suited to Homes in Oxted?
The best window styles for homes in Oxted depend on the property’s age, local architecture, and performance needs. uPVC windows provide insulation and weather resistance for both modern and traditional properties. Casement windows offer robust locking systems and clean lines, fitting a range of architectural styles and improving security. Double glazed windows reduce outside noise and improve thermal efficiency, which is important for homes near busy roads or exposed locations. For more information or advice, visit our main site.
Which Door Types Are Best Suited to Homes in Oxted?
Yes, the right door type depends on your property’s character and needs. Timber or engineered wood doors fit traditional and country-style homes, offering a classic look and the option for stable doors in kitchens or back entrances. For contemporary spaces and new extensions, aluminium bi-folding or steel-look doors provide a modern appearance and open up living areas to the garden. Composite and uPVC doors are practical choices for main entrances, combining secure construction with low maintenance. Choose from finishes such as woodgrain, smooth white, anthracite grey, or black to match both older and newer properties. When choosing a door with Bowalker Windows Limited as your windows and door specialist Oxted, consider how each style complements your home’s architecture and daily use.
Which Rooflight Types Are Suitable for Homes and Extensions in Oxted?
Yes, several rooflight types are suitable for Oxted homes and extensions, depending on your property’s style and the needs of your space. Options include:
- Fixed rooflights: Ideal for flat or low-pitch roofs, providing consistent natural light and a clean, modern appearance.
- Roof lanterns: Best for larger extensions or kitchen spaces where a central feature and increased daylight are desired.
- Walk-on-glass rooflights: Perfect for areas where the roof is also used as a terrace or access point, combining structural strength with light transmission.
Each of these rooflight types can improve insulation, security, and the overall comfort of your home. Matching the choice to your property’s requirements helps maximise both value and day-to-day enjoyment.
When Should Roofline Products Be Replaced on an Oxted Home?
Yes, roofline products on an Oxted home should be replaced when they show structural deterioration or no longer keep the property watertight. uPVC roofline systems typically last 30 years or more, while traditional timber requires more frequent attention. Key warning signs include:
- Rotting or soft timber
- Peeling or flaking paint
- Damaged or sagging gutters
- Damp or condensation around the roof area
- Pest or bird intrusion through gaps
- Visible age or mismatched materials, such as superficial cap-over boards hiding underlying issues
We recommend arranging a roofline inspection with Bowalker Windows Limited when you are planning window or door replacement, so our Oxted team can address any roofline concerns alongside your upgrade.
When considering roofline or window upgrades, it’s important to understand the guarantees that come with your installation.
What Guarantee Applies to Bowalker Installations in Oxted?
Yes, Bowalker Windows Limited provides a 10-year standard and insurance-backed guarantee on all windows and door specialist installations in Oxted, covering both products and workmanship as part of every full installation. Hardware and electrical components are protected by a 1-year guarantee, while supply-only sealed units carry a 5-year guarantee but do not include FENSA certification or the 10-year installation guarantee. The guarantee is transferable to a new property owner for a £25 fee, and every installation is FENSA registered under No. 33081, with a FENSA certificate issued upon completion. For full details on what is included and any exclusions, please see our Terms & Conditions.
How Should You Maintain Replacement Windows in Oxted?
Yes, we recommend regular maintenance for replacement windows in Oxted to keep them high quality and secure. Cleaning the frames and glass with non-abrasive products, checking and lubricating moving parts, inspecting seals for wear, and confirming that locks and handles work properly are the main steps we advise for uPVC and double glazed windows. This routine helps maintain the appearance, energy efficiency, and security of your installation, and we always suggest following the manufacturer’s care instructions for the best results from your windows and door specialist Oxted.
How Should You Maintain New Doors in Oxted?
Yes, we recommend that new doors installed by Bowalker Windows Limited as your windows and door specialist in Oxted are maintained through a regular routine of cleaning, hardware checks, lubrication, and seal inspection. Cleaning door surfaces and frames with suitable products keeps finishes looking new, while checking hinges and locks for smooth operation and lubricating moving parts helps maintain high security and smooth use, especially for uPVC and high security doors. Inspecting weather seals for damage or wear protects against draughts and water ingress. Regular checks and prompt attention to any issues help preserve the high quality and secure function of your new doors from Bowalker Windows Limited.
How Should You Maintain Rooflights in Oxted?
Yes, you should maintain rooflights in Oxted by following a set routine to keep them performing at a high quality. We recommend:
- Cleaning the glass and frames with non-abrasive cleaners
- Checking all seals for signs of leaks or wear
- Clearing debris from drainage channels
- Inspecting opening mechanisms to confirm smooth operation
This approach maintains weather resistance and helps prevent issues that could affect the lifespan of your rooflight. Scheduling periodic inspections, especially after severe weather, keeps your rooflights in the best possible condition.
Proper maintenance not only extends the life of your current rooflights but also makes future replacements more straightforward and secure.
Can an Existing Rooflight Be Replaced Without Changing the Roof Opening?
Yes, an existing rooflight can often be replaced without altering the roof opening, as long as the new rooflight matches the original size and shape and the structural condition of the opening is sound. Compatibility depends on several factors, including the type of rooflight, the integrity of the surrounding roof structure, and whether current building regulations or manufacturer guidelines require any modifications. A professional assessment by a windows and door specialist Oxted is recommended to confirm that the replacement will fit securely and meet all necessary standards for your property.
Once you’ve confirmed that your rooflight replacement is feasible, preparing your home for the installation process will help ensure everything goes smoothly.
How Should You Prepare for Your Oxted Windows and Door Specialist's Visit?
- Clear a 1-2 meter working area inside and outside each window or door by moving furniture, items on window sills, and any garden furniture or overhanging branches.
- Remove all curtains, blinds, shutters, and netting to give our team unhindered access and prevent dust or debris from settling on fabrics.
- Take down pictures, mirrors, or wall hangings near the work area to avoid accidental damage from vibrations during installation or survey work.
- Secure parking as close as possible to your property so our team can safely unload materials and tools for the installation.
- Keep pets and children away from the work area for safety and to allow our team to work efficiently.
- Inform us of any specific access requirements or security systems in advance so we can plan accordingly.
