Found answers to questions we didn’t realise about the installation and though we haven’t yet finished the project the windows are a very exciting and big step forward for us. Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
Do I Need Planning Permission to Replace Windows or Doors in Orpington?
No, planning permission is not generally required for window or door replacement in Orpington if the property is a typical house and the new windows or doors are similar in appearance to the originals. Planning rules change if the property is a listed building, a flat, or is located within a conservation area or subject to an Article 4 Direction, where permission may be needed before any changes are made. Bowalker Windows Limited, as a windows and door specialist Orpington provider, recommends checking with Bromley Council or consulting our team for properties in these categories, and you can find more detail in our conservation area section.
This is especially important in conservation areas, where stricter planning controls and Article 4 Directions can significantly affect your options for window and door replacements.
Are There Conservation Area or Article 4 Restrictions for Replacement Windows and Doors in Orpington?
Yes, conservation area and Article 4 restrictions do apply to replacement windows and doors in Orpington, particularly in areas such as The Priory and Broomhill where local planning controls are in place. Article 4 Directions can remove standard permitted development rights, meaning you may need planning permission even for like-for-like replacements, and flats or listed buildings face stricter requirements. Traditional materials and authentic designs are usually expected for visible elevations, with modern uPVC often restricted on front-facing windows and doors. For specific guidance on your property, consult the Bromley Council website or speak with a windows and door specialist Orpington provider familiar with local regulations.
Which Window Styles Are Best Suited to Homes in Orpington?
Casement windows in uPVC or aluminium suit a wide range of Orpington properties, offering efficient ventilation, secure locking, and a clean look. Vertical sliding sash windows are ideal for period properties, replicating the classic appearance of timber sashes with low-maintenance materials. Bay and bow windows fit 1930s semis and similar homes, projecting outward to increase natural light and create a sense of space. For contemporary builds, flush fit windows provide a minimalist, timber-like finish with sashes that sit level with the frame. To see which window style fits your property, you can view options or request advice from Bowalker Windows Limited.
Which Door Types Are Best Suited to Homes in Orpington?
- Composite front doors: Solid timber core with durable outer layers for high security and low maintenance, suitable for traditional and modern properties.
- uPVC doors: Cost-effective, thermally efficient choice for standard entrances or garden access, providing weatherproof performance and easy upkeep.
- Aluminium bi-fold and sliding doors: Suit modern extensions by allowing wide openings and maximising natural light, with slim frames for strength and energy efficiency.
- Timber and bespoke sash doors: Ideal for period homes or conservation areas, offering authentic style and custom sizing, but require more regular care.
For tailored advice on selecting the right door for your Orpington property, consult a windows and door specialist Orpington who can match products to your specific requirements.
Which Rooflight Types Are Suitable for Homes and Extensions in Orpington?
Yes, a range of rooflight types are suitable for homes and extensions in Orpington, depending on the property’s style and the amount of natural light you want to achieve. Fixed rooflights offer a simple, modern look and are ideal for bringing daylight into flat or pitched roofs without the need for ventilation. Opening rooflights provide both light and fresh air, making them a practical choice for kitchens, bathrooms, or living spaces where airflow is important. Roof lanterns create a feature with their raised, multi-pane design, often used in extensions to add height and a sense of space. Walk-on rooflights are designed for terraces or flat roofs where foot traffic is expected, combining durability with a sleek finish. For the best fit, we recommend discussing your requirements with a windows and door specialist Orpington provider who can match the right rooflight style to your property’s needs.
When Should Roofline Products Be Replaced on an Orpington Home?
Yes, roofline products on an Orpington home should be replaced when you notice visible damage such as cracks or warping, persistent leaks around fascias or soffits, signs of rot or decay in timber sections, or regular blockages and overflow in guttering that cleaning does not resolve. These issues often indicate that the roofline is no longer providing proper weather resistance or protection for the property, which can lead to further problems with damp, insulation, or even structural elements if left unaddressed. If any of these signs are present, Bowalker Windows Limited recommends arranging an inspection with a windows and door specialist Orpington provider to assess the condition and prevent more extensive damage.
Once your roofline products have been inspected and replaced as needed, it’s important to understand the guarantees and protections that come with your new installation.
What Guarantee Applies to Bowalker Installations in Orpington?
Every Bowalker Windows Limited installation in Orpington comes with an insurance-backed guarantee that covers both products and workmanship. This includes protection for failed double-glazed units and defective parts. Hardware and electrical components are covered by a separate warranty. For supply-only purchases, we provide a product guarantee, and all installations are FENSA registered under number 33081. Our guarantee is transferable to a new owner for a small fee, but does not cover misuse, normal wear and tear, or accidental damage. For full details on what is included and excluded, please refer to our terms and conditions.
To help maintain the validity of your guarantee, it is important to follow recommended care and maintenance routines for your windows and doors.
How Should You Maintain Replacement Windows in Orpington?
Clean the frames and glass with a mild detergent. Check the seals for gaps. Lubricate moving parts such as hinges and handles. Inspect for signs of damage or wear and address issues promptly.
These same maintenance practices apply to doors, ensuring their longevity and optimal performance.
How Should You Maintain New Doors in Orpington?
Yes, we recommend regular maintenance for new doors installed by Bowalker Windows Limited as your windows and door specialist Orpington provider. Cleaning the door surfaces with a mild detergent and soft cloth removes dirt and helps preserve the finish, while checking hinges and locks for smooth operation prevents sticking or misalignment. Lubricating hardware such as hinges and handles keeps movement easy and reduces wear, and inspecting weather seals ensures that your door remains weatherproof and energy efficient. By following these steps, you keep your new doors looking and functioning at a high standard for longer.
Just as with doors, rooflights also benefit greatly from a consistent maintenance routine.
How Should You Maintain Rooflights in Orpington?
To keep your rooflights in top condition as part of our windows and door specialist Orpington service, regular maintenance is essential. This helps ensure clear views, reliable weatherproofing, and smooth operation year-round.
- Clean glass and frames with mild detergent and a soft cloth
- Remove debris from flashing, gullies, and gutters
- Lubricate hinges and moving parts with silicone-based lubricant
- Inspect seals for cracks, shrinkage, or gaps
- Ventilate the area to manage condensation and prevent misting
- Contact a specialist for difficult access or persistent issues
Once your current rooflight is well maintained, you may start considering whether a replacement is possible without major alterations.
Can an Existing Rooflight Be Replaced Without Changing the Roof Opening?
Yes, you can usually replace an existing rooflight without altering the roof opening if the new unit matches the size, shape, and position of the original. As your windows and door specialist Orpington provider, we measure the current opening, help you select a compatible rooflight, and install it into the existing aperture. If you want to change the rooflight’s dimensions, switch to a different style that requires extra support, or if the surrounding structure is damaged, additional work may be needed. If you are unsure whether your rooflight replacement will fit these conditions, we recommend arranging an assessment with a specialist before starting work.
Once you’ve decided to move forward with your rooflight project, it’s important to be ready for your upcoming consultation.
How Should You Prepare for Your Orpington Windows and Door Specialist's Visit?
To prepare for your Bowalker Windows Limited appointment as your windows and door specialist Orpington provider, follow these practical steps:

- Secure pets to prevent distractions and keep everyone comfortable
- Make a list of questions or concerns about your replacement windows, front door, or rooflight options
