Bowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend

We had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions

For most standard houses in Epsom, replacing windows or doors with like-for-like products does not require planning permission. Permission is needed if the property is in a conservation area, is a listed building, is a flat, or if you are changing the size, style, or adding features such as bay windows. Planning controls are stricter for homes in designated conservation areas or those covered by Article 4 Directions, and any work on listed buildings always requires Listed Building Consent. Flats and maisonettes do not have the same permitted development rights as houses, so planning permission is generally required for any window or door changes. All replacement windows and doors must comply with UK Building Regulations, and using a FENSA-registered installer like Bowalker Windows Limited ensures your installation meets these standards and is registered with the local authority. For specific cases or if your property falls into one of the exception categories, check with Epsom and Ewell Borough Council before starting work or contact your windows and door specialist Epsom.

Understanding these regulations is especially important if your home is located within a conservation area or is affected by an Article 4 Direction.

Yes, replacement windows and doors in Epsom are subject to conservation area and Article 4 restrictions where these designations apply to a property. These controls limit the types of materials, styles, and colours that may be used, often requiring that new installations closely match the original appearance and character of the building. For many homes, this means that only high quality, secure, and sympathetic uPVC windows or doors – such as sash or casement windows designed to replicate traditional features – will be considered acceptable, and planning permission may be needed before making changes. Bowalker Windows Limited, as a windows and door specialist Epsom, recommends consulting the local planning authority to confirm the specific requirements for your property before starting any replacement project.

The best window styles for Epsom homes depend on the property’s age and architectural character. Casement windows offer versatility for most homes, sash or sliding sash windows match period properties, 1930s-style casements complement character houses, aluminium or slimline windows fit modern builds, and tilt & turn or bay windows provide functional benefits and increased light. Casement windows suit a wide range of Epsom properties due to their adaptable design and ease of use, while sash windows are ideal for Victorian and Edwardian homes where maintaining original features is important. For homes built in the 1930s, period-sympathetic casements preserve the unique style of that era. Modern extensions and new builds often benefit from aluminium or slimline frames, which allow for larger panes and a contemporary look. Tilt & turn and bay windows are chosen for their practicality, easy cleaning, and ability to bring more daylight into living spaces. For tailored advice on selecting the right window style for your Epsom property, consult a local windows and door specialist such as Bowalker Windows Limited at https://www.bowalker.co.uk/.

Yes, the best door types for Epsom homes depend on property style, security needs, and budget, with composite, uPVC, aluminium bi-fold or sliding, and timber doors each offering distinct advantages. Composite doors are ideal for front entrances where high security and a modern or traditional appearance are important, combining a durable core with a weather-resistant outer layer. uPVC doors provide an affordable, low-maintenance option that suits a wide range of property styles and are often chosen for back doors or side entrances. Aluminium bi-fold and sliding doors are perfect for modern extensions or garden access, allowing for large glass panels and a contemporary look. Timber or wooden doors remain the preferred choice for period properties in Epsom, preserving classic aesthetics while supporting modern security features. When selecting a door with Bowalker Windows Limited as your windows and door specialist Epsom, consider your property’s architectural style, the level of security required, and your preferred material to achieve the right balance for your home.

Just as choosing the right door enhances your home’s functionality and style, selecting the appropriate rooflight type can transform your living space with natural light and architectural harmony.

Yes, there are four main rooflight types suitable for homes and extensions in Epsom, depending on your property’s architecture and roof construction. Roof Lanterns are ideal for large flat-roof extensions, creating a multi-panel glass feature that brings height and daylight into kitchens or living rooms; for a unified look, align an aluminium lantern above bifold or sliding doors. Flat Glass Rooflights suit minimalist or modern designs, sitting almost flush with the roof for a sleek appearance – mounting them at a slight pitch helps rainwater drain, and solar-control glass is recommended for south-facing rooms. Pitched Roof Windows work best in loft conversions or sloped-roof extensions, following the roofline and offering options like centre-pivot for easy cleaning or top-hung for clear headroom. Conservation Rooflights are designed for period homes or properties in Epsom’s conservation areas, featuring low-profile black frames and central glazing bars to replicate historic details while meeting local planning requirements. For tailored advice on selecting the right rooflight for your project, consult a windows and door specialist Epsom who can match the product to your property’s style and technical needs.

Yes, roofline products should be replaced when you notice visible signs such as cracking, warping, leaks, or persistent damp around the eaves or fascia. These issues indicate that the existing materials are no longer providing proper weather resistance or protection for your property, which can lead to further structural damage if left unaddressed. At Bowalker Windows Limited, we recommend choosing high quality, secure, and durable materials like uPVC for any replacement to maintain the integrity and appearance of your Epsom home; if you are unsure about the condition of your roofline products, our windows and door specialist Epsom can provide a professional assessment.

Yes, every installation by Bowalker Windows Limited as your windows and door specialist in Epsom comes with a 10-year insurance-backed guarantee that covers both workmanship and products. This guarantee protects you against manufacturing defects and installation issues, giving you clear recourse if any problems arise with your new windows or doors. We are committed to resolving any concerns professionally and promptly, so you can rely on our service for long-term performance and support.

We recommend regular maintenance for replacement windows in Epsom. Clean the frames and glass with a mild solution to remove dirt and prevent buildup. Lubricate moving parts such as hinges and handles to maintain smooth operation and reduce wear. Inspect seals and gaskets for signs of wear or damage, as intact seals support thermal efficiency and weather resistance. These steps help your windows and doors perform reliably for your property.

Regular maintenance for new doors from Bowalker Windows Limited as your windows and door specialist in Epsom involves four main areas: cleaning, hardware lubrication, alignment checks, and seasonal inspections. Wipe down frames every few months using a soft cloth and mild, non-abrasive soapy water, and avoid harsh chemicals that could damage the finish. Clean glass panels with a standard glass cleaner or a diluted vinegar solution to keep them clear. Lubricate moving parts such as hinges, tracks, and sliding mechanisms once or twice a year with a silicone-based oil, and use a specialist lock lubricant for locks to prevent dirt buildup. Check alignment by tightening hinge screws and testing handles to maintain a proper seal, and inspect weather seals and drainage slots for debris or signs of wear, especially after autumn. For any significant issues like persistent alignment problems, broken locks, or failed seals, contact Bowalker Windows Limited for professional support from a windows and door specialist in Epsom.

Just as doors require consistent care to function optimally, rooflights also benefit from a dedicated maintenance routine to ensure their longevity and performance.

Maintaining rooflights as part of our windows and door specialist service in Epsom involves a set of regular tasks that keep the installation performing well and prevent avoidable issues. We recommend a routine that covers cleaning, seal inspection, hardware checks, and knowing when to call a certified specialist. Start by cleaning the glass or polycarbonate panels and the surrounding flashing with warm soapy water and a soft cloth, avoiding harsh chemicals or pressure washers. Inspect the rubber gaskets and mastic seals for signs of drying, cracking, or shrinkage, and check the interior ceiling for water stains after heavy rain. For venting rooflights, lubricate handles, hinges, and sliding parts annually with a light machine oil, and test any motorized mechanisms before winter. Clear leaves and debris from the flashing and drainage channels at least once or twice a year, especially in autumn and spring. If you notice cracked glass, persistent leaks, or a broken motor, contact a FENSA-registered or Plastic Window Federation member like Bowalker Windows Limited for assessment and repair.

When maintenance is no longer sufficient to address issues, you may need to consider replacing your existing rooflight.

Yes, an existing rooflight can be replaced without changing the roof opening if you select a direct, like-for-like replacement of the same size and type. There is no need to alter roof rafters or ceiling joists, and specialized flashing kits are available to fit newer models into the original opening. Planning permission is generally not required for like-for-like swaps unless the property is listed or in a conservation area, but the new rooflight must comply with current building regulations for energy efficiency and ventilation. Identifying the current rooflight’s brand and model code is important to ensure compatibility, and a windows and door specialist in Epsom can help with assessment and installation.

Before your specialist arrives to assess or install your replacement rooflight, it’s important to prepare the area to ensure a smooth and efficient process.

  • Clear at least 1 meter of space around each window or door inside
  • Remove curtains, blinds, and any hardware from window or door frames
  • Move valuables, electronics, and rugs away from the work area
  • Ensure at least 1 meter (ground floor) or up to 3 meters (upper floors) of clear space outside
  • Relocate plant pots, garden furniture, and outdoor items from the exterior workspace
  • Trim back bushes, tree branches, or ivy touching window or door frames
  • Note specific issues such as condensation, drafts, broken locks, or rotted timber
  • Prepare technical questions about U-values, glass types, or frame materials
  • Confirm logistics like waste removal and any redecoration needs after installation
