Bowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend

We had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions

No, like-for-like replacement of windows and doors in Brighton & Hove usually does not require planning permission under permitted development rules. However, you will need permission if your property is in a conservation area with an Article 4 Direction, is a listed building, is a flat or maisonette, or if you are making structural or design changes such as altering window shapes or creating new openings. All replacement windows and doors must comply with Building Regulations for energy efficiency and safety, and using a FENSA-registered installer like Bowalker Windows Limited allows the work to be self-certified and properly documented. For heritage or traditional properties, we recommend seeking specialist advice to meet local planning requirements, and you should always check the latest guidance from Brighton & Hove City Council at

This is especially important if your home falls within a conservation area or is subject to an Article 4 Direction, as stricter controls will apply.

Conservation area and Article 4 restrictions in Brighton & Hove limit how replacement windows and doors are installed. These rules protect the historic character and appearance of local properties, so planning consent is often required before making changes. For window and door projects, there is a preference for traditional styles, with restrictions on using uPVC windows in many cases and requirements for security features that do not alter the external look. Always check with the local council for the specific rules that apply to your property before starting any replacement work.

Given these restrictions, it’s important to choose window and door styles that both comply with local regulations and complement the architectural heritage of Brighton & Hove.

Specific window styles suit homes in Brighton & Hove due to the area’s mix of Regency, Victorian, and modern properties, as well as its coastal climate and urban setting. uPVC casement windows, traditional sash windows, and double-glazed units provide insulation, weather resistance, and security. Casement windows offer a modern look, while sash windows maintain the traditional appearance required for period homes and conservation areas. Double glazing improves thermal efficiency and reduces outside noise. Bowalker Windows Limited recommends these styles for Brighton & Hove properties and can help you select the right fit for your home – learn more or request a consultation at bowalker.co.uk.

Just as window selection should reflect both the character and practical needs of your home, choosing the right door type requires careful consideration of similar factors.

No, there is not a single best door type for every home in Brighton & Hove. The ideal choice depends on your property’s age, architectural style, and the demands of the coastal climate, with weather resistance and security as key priorities. Composite or engineered timber doors are well suited to period homes, offering a traditional appearance that matches Regency or Victorian facades while providing improved durability and resistance to moisture compared to standard timber. For garden or patio access, aluminium bi-fold or French doors are a strong choice, as their slim frames and structural strength withstand sea breezes and allow for wide glass panels that maximise natural light. uPVC doors are a practical option for budget or utility needs, delivering thermal efficiency and resilience against damp or salty air with minimal maintenance, making them ideal for side or back entrances. When selecting a new door, Bowalker Windows Limited recommends considering your property’s style, exposure, and usage requirements to match the right product from our windows and door specialist Brighton & Hove service.

Just as choosing the right door enhances your home’s functionality and style, selecting suitable roof glazing options can further improve comfort and natural light throughout your property.

  • Roof lanterns and flat skylights suit flat-roof extensions and orangeries, offering a wide glass area for clear natural light. These options work with modern extensions and benefit from marine-grade aluminium frames to withstand coastal weather.
  • Pitched roof windows are designed for sloped roofs and loft conversions, with centre-pivot or top-hung openings that fit new builds and existing homes. These windows provide ventilation and daylight, and are available in double or triple glazing for thermal efficiency.
  • Conservation rooflights are required for traditional or listed properties, featuring a minimal, low-profile design that meets local planning rules. These rooflights maintain the appearance of older buildings while providing daylight and ventilation.

Roofline products on Brighton & Hove homes should be replaced when visible signs of decay, weather damage, or leaks appear, especially given the area’s coastal exposure.

  • Rotting, spongy, or cracked timber on fascias or soffits
  • Sagging or detached guttering sections
  • Damp patches or mould in the loft space
  • Peeling paint or water stains on exterior boards
  • Pest intrusions such as birds or rodents entering roof voids
  • Material requirements for conservation or listed properties (timber or painted aluminium)

Bowalker Windows Limited provides four distinct guarantees for window and door projects in Brighton & Hove, each matched to the type of order and installation method:

  • Every full window or door installation is covered by a 10-year insurance-backed guarantee, which includes both workmanship and installation quality.
  • All installations are FENSA certified under Registration No. 33081, confirming compliance with building regulations and industry standards.
  • For supply-only orders, a 1-year product guarantee applies to manufacturing defects.
  • We offer a fixed pricing guarantee and complete all work using our own in-house installation team, with no subcontractors involved.

These guarantees apply to all window and door services in Brighton & Hove, with the 10-year insurance-backed guarantee and FENSA certification for installed projects, and the 1-year product guarantee for supply-only orders.

We maintain replacement windows in Brighton & Hove by following five key steps that address the effects of coastal weather and daily use.

  • Cleaning frames with mild soap and water
  • Washing glass using a vinegar-water solution
  • Clearing tracks and hinges of grit and debris
  • Inspecting and replacing worn or damaged seals
  • Lubricating moving parts with silicone-based spray

These maintenance steps help prolong the life of your windows, but doors in Brighton & Hove face unique challenges due to the area’s coastal environment.

The coastal climate in Brighton & Hove means new doors installed by Bowalker Windows Limited as your windows and door specialist require specific routines based on door material, exposure to salt air, and local planning rules.

  • uPVC and Composite Doors: Clean frames and panels two to three times a year using a soft cloth and mild, non-abrasive detergent. Inspect drainage channels at the base of the door and clear any blockages with a small brush. Lubricate hinges and locking points with silicone spray once or twice a year, and use dry graphite powder for key cylinders. Wipe down external metal hardware monthly to remove salt deposits and re-lubricate as needed.
  • Timber Doors: Check painted or varnished surfaces annually for cracks, flaking, or water ingress. Sand and reapply exterior-grade wood stain, oil, or weather-resistant paint before bare wood is exposed. Monitor for warping or sticking, which can result from humidity swings,

Just as doors require tailored care to withstand the local environment, rooflights also demand regular attention to ensure their longevity and performance in Brighton & Hove.

Regular rooflight maintenance is necessary for Brighton & Hove properties due to coastal debris and salt air exposure. Key steps for keeping rooflights in good condition include:

  • Cleaning glass and domes to remove salt and grime
  • Inspecting seals and weatherstripping for cracks or wear
  • Clearing gutters and flashings of leaves and moss
  • Checking for leaks or condensation around the frame
  • Lubricating hinges and locks to prevent stiffness

Proper maintenance not only extends the lifespan of your rooflight but also makes future replacements more straightforward.

Yes, you can usually replace an existing rooflight without changing the roof opening, provided the new unit matches the original size and model. Our team at Bowalker Windows Limited specialises in direct-fit replacements, selecting a rooflight with the same dimensions and type, fitting it into the current opening, and installing a new flashing kit to maintain a watertight seal. Only minimal adjustments to the internal lining or battens are typically needed, so major structural work is generally avoided for like-for-like rooflight replacements by our windows and door specialist Brighton & Hove service.

Before your scheduled replacement, there are a few important steps to take to ensure the process goes smoothly.

Preparing for a visit from your Brighton & Hove windows and door specialist means checking local planning rules, clearing access to frames, and gathering key documents and questions.

  • Planning Status: Check conservation area or listed building status and planning permission needs
  • Leasehold or Flat Permissions: Confirm permissions with your freeholder or managing agent if you live in a flat or leasehold
  • Clear Access: Clear interior and exterior spaces around windows and doors, including moving furniture, blinds, plants, bins, and security cameras
  • Scaffolding Requirements: Ask about scaffolding requirements for upper-floor work
  • Documentation and Questions: Prepare property documents, confirm installer registration (FENSA Reg: 33081), and list your project goals and questions
