Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
Do I Need Planning Permission to Replace Windows or Doors in Tunbridge Wells?
No, planning permission is not generally required for window or door replacement in Tunbridge Wells unless the property is listed, located in a conservation area, or the changes significantly alter the appearance of the building. Permission is typically needed if you own a listed building, your home falls within a conservation area with Article 4 Directions, or you plan to install windows or doors that differ in style, material, or size from the originals. Most like-for-like replacements in non-listed properties do not require permission, but exceptions apply for heritage or protected sites. To avoid delays or compliance issues, Bowalker Windows Limited recommends confirming requirements with Tunbridge Wells Borough Council or consulting a windows and door specialist Tunbridge Wells before starting your project.
This is especially important if your property is located in a conservation area or is affected by an Article 4 Direction, as these designations impose additional restrictions on alterations.
Are There Conservation Area or Article 4 Restrictions for Replacement Windows and Doors in Tunbridge Wells?
Yes, conservation area and Article 4 restrictions may apply to replacement windows and doors in Tunbridge Wells if your property falls within a designated conservation area or is subject to an Article 4 Direction. These designations are used by the local council to protect the character and appearance of historic or architecturally significant areas, and they can remove permitted development rights that would otherwise allow changes such as new double glazed windows, upvc windows, or replacement doors without planning permission. In these cases, visible alterations to the appearance, material, or style of windows and doors – such as switching from traditional sash windows to modern casement windows – often require formal approval before work can begin. We recommend that you check your property’s status with Tunbridge Wells Borough Council before planning any window and door specialist Tunbridge Wells project, so you understand what permissions may be needed for your installation.
Understanding these restrictions is especially important given the diverse architectural heritage found throughout Tunbridge Wells.
Which Window Styles Are Best Suited to Homes in Tunbridge Wells?
Tunbridge Wells features a wide mix of Victorian, Edwardian, Georgian and Wealden-style homes, and the best window styles for these properties are Sliding Sash Windows, uPVC Casement Windows, Slimline Aluminium Windows, and Bay & Bow Windows. Sliding Sash Windows suit period townhouses by preserving historic character while offering modern double glazing for improved insulation; uPVC Casement Windows provide efficient, low-maintenance performance for both traditional and newer homes; Slimline Aluminium Windows are ideal for contemporary extensions, maximising light with their thin frames; and Bay & Bow Windows retain the distinctive period features of many Tunbridge Wells terraces while upgrading thermal efficiency. As a windows and door specialist Tunbridge Wells homeowners trust, Bowalker Windows Limited brings expertise in matching window styles to local architecture – see our main service page at Bowalker Windows for more details and tailored advice.
Which Door Types Are Best Suited to Homes in Tunbridge Wells?
The most suitable door types for Tunbridge Wells homes depend on property style and security requirements, with four main options each offering distinct benefits and applications:
- Composite front doors combine a classic appearance with high security and strong weather resistance, making them a popular choice for both modern and traditional properties seeking a secure and low-maintenance entrance.
- Timber or wooden doors provide an authentic look that matches period homes, especially Victorian and Georgian styles, and are often chosen for listed or conservation area properties where maintaining original character is important.
- French doors suit homes that want to create a wide, open connection to gardens or patios, offering a traditional design with double glazed panels for efficient light and access.
- Bi-fold doors are ideal for open-plan living spaces or extensions, as their folding design allows for a modern, multi-panel opening that maximises light and creates a seamless transition between indoors and outdoors.
Just as choosing the right door enhances both the function and appearance of your home, selecting an appropriate rooflight can transform interior spaces by introducing natural light and architectural character.
Which Rooflight Types Are Suitable for Homes and Extensions in Tunbridge Wells?
The right rooflight for a Tunbridge Wells home or extension depends on the property’s style and the amount of natural light you want to achieve, with several main types available to match different needs.
- Fixed rooflights provide a simple, modern look and are ideal for spaces where extra daylight is needed but ventilation is not required, such as hallways or flat roof extensions.
- Roof lanterns create a feature in larger rooms or open-plan extensions, offering a multi-paned, pitched design that maximises light and adds architectural interest.
- Walk-on-glass rooflights are designed for terraces or roof areas where foot traffic is expected, combining strength with a flush, contemporary finish.
- Opening rooflights allow for both daylight and ventilation, making them suitable for kitchens, bathrooms, or any area where airflow is important.
When Should Roofline Products Be Replaced on a Tunbridge Wells Home?
Roofline products on a Tunbridge Wells home should be replaced when they show signs of deterioration or failure. Timely replacement protects your property from water ingress and structural damage.
- Visible rot or decay on fascias or soffits
- Leaks or water ingress around the roofline
- Sagging, warping, or detachment of guttering or boards
- Persistent maintenance issues or repeated repairs
- Cracks, splits, or broken sections in roofline materials
If any of these issues are present, Bowalker Windows Limited recommends arranging a professional assessment from a windows and door specialist Tunbridge Wells service to determine the right replacement solution.
What Guarantee Applies to Bowalker Installations in Tunbridge Wells?
Bowalker Windows Limited provides a 10-year insurance-backed guarantee on all windows and door specialist Tunbridge Wells installations, covering both product and workmanship. This guarantee includes 10 years for frames and installation workmanship, 10 years for glass units (with a 5-year threshold for specialised door glazing), and 1 year for hardware and moving parts such as locks, handles, and hinges. Supply-only orders receive a 1-year product guarantee against manufacturing defects, and the main 10-year guarantee is transferable to new property owners for a £25 administration fee. All installations are FENSA-registered under number 33081, giving you an added level of trust and compliance assurance.
To make the most of your guarantee and ensure long-term performance, it’s important to follow a regular maintenance routine for your windows and doors.
How Should You Maintain Replacement Windows in Tunbridge Wells?
Regular maintenance of replacement windows from Bowalker Windows Limited can extend their lifespan by up to 20% and contribute to a warmer, drier, and safer home. Four key tasks keep your windows performing as intended:
- Clean windows regularly: Use a soft cloth and mild detergent to remove dirt from glass, frames, and sills. Clean windows allow more natural light in and prevent buildup that can cause staining or damage.
- Check and lubricate moving parts: Inspect hinges, handles, and locks for smooth operation. Apply a suitable lubricant to keep these components working efficiently and to avoid sticking or wear.
- Inspect window seals: Look for gaps, cracks, or signs of wear in the seals around the glass and frame. Well-maintained seals help maintain insulation, reduce drafts, and support energy efficiency.
- Test locks and handles: Operate all locks and handles to ensure they function smoothly and provide proper security. Address any stiffness or difficulty immediately to maintain safety and ease of use.
How Should You Maintain New Doors in Tunbridge Wells?
Maintaining new doors as part of our windows and door specialist Tunbridge Wells service depends on the door material and the type of property you own. We recommend a specific approach for uPVC, aluminium, composite, and timber doors, along with regular attention to hardware and seals.
- For uPVC and aluminium doors, clean the frames and panels monthly using a soft cloth and mild soapy water, and clear drainage slots with a small brush to prevent water build-up.
- For composite doors, wipe the surface regularly with mild soapy water to remove dust and local grime, and avoid abrasive cleaners.
- For timber or period doors, inspect annually for flaking paint, exposed wood, or early signs of damp and rot, and address any issues by filling cracks and repainting or restaining as needed.
- Lubricate hinges, handles, and locking mechanisms once or twice a year with a light oil, and check hinge screws every six months to ensure all hardware remains secure and operates smoothly.
Just as doors benefit from tailored care, rooflights also require specific maintenance to ensure longevity and optimal function.
How Should You Maintain Rooflights in Tunbridge Wells?
Proper maintenance keeps rooflights in Tunbridge Wells performing as intended and looking their best. Key tasks include:
- Glass and frame cleaning with non-abrasive products
- Leak and condensation checks after heavy rain
- Seal and hinge inspection for wear or damage
- Clearing debris from drainage channels
- Professional servicing if persistent issues appear
Regular maintenance helps extend the lifespan of your rooflight, but eventually, replacement may become necessary to maintain optimal performance and safety.
Can an Existing Rooflight Be Replaced Without Changing the Roof Opening?
An existing rooflight is often replaced without altering the roof opening if the new unit matches the original size and is compatible with the current structure. Direct replacement works when the rooflight dimensions, fixing method, and upstand remain unchanged, allowing the new product to fit securely into the existing space. Exceptions arise if you want to upgrade to a larger rooflight, change the style significantly, or if the roof structure has deteriorated and needs repair. For any rooflight replacement, Bowalker Windows Limited recommends a specialist assessment to confirm that your property’s roof opening and structure are suitable for the new installation.
To ensure a smooth installation process, there are several steps you can take to prepare your home before the specialists arrive.
How Should You Prepare for Your Tunbridge Wells Windows and Door Specialist's Visit?
- Clear access to all windows and doors by moving furniture, curtains, and any personal items away from the work areas.
- Secure pets and valuables in a separate room or safe area before the visit.
- Review any questions or concerns you have about the products, installation, or timeline.
- Gather relevant documents such as previous installation records, planning permissions, or product warranties if available.
