Bowalker Windows Limited delivers professional window and door installation and replacement services across Steyning and surrounding Sussex communities. Operating from nearby Hickstead, our in-house installers provide tailored solutions without subcontractors, helping homeowners improve insulation, security and the appearance of their properties.

Steyning’s historic town centre, traditional cottages and period homes require careful consideration when upgrading windows and doors, particularly within conservation areas. Ageing glazing, draughts and condensation between panes can affect warmth and everyday comfort. We provide suitable replacements that respect traditional architectural details while improving thermal performance. For homes and extensions requiring more daylight, we install rooflights, alongside roofline replacements covering fascias, soffits and guttering to help protect properties against rainwater damage.

Simon and Brandon fitted our three windows in our garage > studio conversion and were great through the day. Arrived when they said they would, were very polite, respectful and pleasant people. Found answers to questions we didn’t realise about the installation and though we haven’t yet finished the project the windows are a very exciting and big step forward for us. Bowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend

We had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions

Replacing windows or doors in Steyning may not require planning permission when the work maintains the property’s existing appearance and falls within permitted development rights. Different requirements may apply to listed buildings, flats or properties subject to planning conditions.

Steyning’s historic centre, particularly around the High Street and Church Street, contains protected buildings where replacement designs require careful consideration. Homeowners should check their property’s status with Horsham District Council or the South Downs National Park Authority, where applicable, before proceeding with installation.

Steyning Conservation Area was designated in 1973 and includes a historic town centre with 109 nationally listed buildings recorded in the 2018 appraisal. Properties around the High Street, Church Street and Charlton Street may face restrictions affecting replacement window materials, door designs and alterations to historic features.

Local conservation guidance prioritises retaining original timber sash and casement windows wherever possible. Article 4 directions may remove permitted development rights from specific properties, but a blanket direction covering Steyning has not been verified. Homeowners should confirm property-specific restrictions with the relevant planning authority.

Timber casement windows with small glazing panes suit many of Steyning’s medieval and post-medieval cottages, particularly around the High Street and Church Street. Traditional sliding sash windows complement larger Georgian and Victorian properties, while carefully matched leaded-light casements may suit buildings with existing historic glazing patterns.

The Steyning Conservation Area Appraisal identifies both timber casement and sash windows as traditional features of the town. Modern homes outside protected areas may suit uPVC, aluminium or flush casement windows, depending on their architectural design. For historic properties, original window proportions, frame materials and glazing details should guide any replacement.

Traditional timber entrance doors are particularly suitable for Steyning’s historic cottages and Georgian townhouses around the High Street and Church Street. Panelled doors, period-appropriate glazing and traditional ironmongery can complement timber-framed buildings, brick façades and decorative architectural details.

Homes around Charlton Street and Dog Lane may benefit from door designs that respect their existing entrances and surrounding historic streetscape. For modern residential properties beyond Steyning’s conservation area, composite, aluminium, uPVC or glazed entrance doors may provide suitable alternatives. The chosen design should match the property’s proportions and any applicable heritage requirements.

Low-profile conservation rooflights are particularly suitable for some historic Steyning properties where roof alterations are permitted. Local conservation guidance recommends flush-fitting rooflights that remain visually subordinate to traditional roof slopes, particularly around the High Street and Church Street.

Pitched-roof windows may suit loft conversions on houses with clay-tiled or slate roofs, while flat-roof rooflights and roof lanterns may suit appropriately designed modern extensions. Historic roofs in Steyning include Horsham stone slabs and traditional clay tiles, requiring careful consideration of installation methods, roof pitch and flashing compatibility.

Steyning homeowners should consider replacing fascias, soffits and guttering when they show persistent leaks, timber decay, sagging, loose joints or repeated drainage failures. Older homes around Church Street and the High Street may require careful assessment where traditional roof edges and timber components have deteriorated.

Steyning’s historic buildings feature clay-tiled, slate and Horsham stone roofs, some with distinctive chimney and gable details. Roofline replacements on these properties should respect existing profiles and materials, particularly within the conservation area. Regular inspections after heavy rainfall can help identify damaged guttering before water affects walls or roof timbers.

Bowalker offers Silver, Gold and Platinum guarantee packages for qualifying window and door installations in Steyning. Its standard Silver Guarantee provides 10 years of frame cover, 5 years for glazed sealed units and 1 year for hardware and fitting.

The Gold package provides 10-year cover for frames and glazing, with 2 years for hardware and fitting. Platinum extends frame protection to 15 years, glazing and fitting to 10 years, and specified hardware cover to 3 years. Bowalker is FENSA registered under number 33081. Steyning homeowners should confirm the applicable package, exclusions and insurance-backed protection before installation.

Replacement windows in Steyning should be cleaned regularly, with drainage channels, weather seals, hinges and locks checked for deterioration. Properties near the South Downs or on exposed elevations may benefit from more frequent inspections following periods of wind-driven rain.

For timber sash and casement windows in Steyning’s historic High Street and Church Street, inspect paintwork, glazing joints and exposed timber for moisture damage. The conservation area’s guidance favours retaining original historic windows where practical, so maintenance should preserve traditional glazing bars, opening mechanisms and decorative details.

New doors in Steyning should be cleaned using products suitable for their materials, while thresholds, weather seals, hinges and locking mechanisms should be inspected regularly. Older properties along the High Street and Church Street may have traditional doorways where uneven thresholds or exposed entrances require closer attention.

For timber entrance doors on Steyning’s period cottages and Georgian properties, inspect painted finishes, joints and exposed wood for signs of moisture penetration. Composite, aluminium and uPVC doors should follow manufacturer-specific maintenance instructions, particularly for multipoint locking systems and weather seals.

Steyning homeowners should clean rooflight glazing, inspect accessible seals and check interior frames for condensation or water staining. Properties near mature trees around Church Street and Steyning’s historic centre may require regular checks for leaves and debris accumulating around rooflight flashing.

For homes with traditional clay-tiled, slate or Horsham stone roofs, professional inspections should assess the surrounding flashing and roof coverings without disturbing historic materials. Rooflights on modern extensions should be checked after heavy rainfall for blocked drainage, deteriorating seals or signs of water ingress.

An existing rooflight in a Steyning property may be replaced without altering the roof opening if the new unit matches the existing dimensions and is compatible with the roof pitch, flashing and supporting structure. A professional survey should confirm the opening’s condition and the replacement unit’s suitability.

For historic homes around the High Street, Church Street and Charlton Street, keeping the existing opening may help limit changes to the roof’s appearance. Steyning’s conservation guidance favours discreet, flush-fitting rooflights on suitable roof slopes. Planning permission or listed building consent may still be required, depending on the property and proposed work.

Before Bowalker’s installation team arrives at your Steyning property, clear the work areas and arrange access for equipment and materials. Historic properties around the High Street, Church Street and Tanyard Lane may require advance parking and unloading arrangements because of narrow entrances, closely spaced buildings and busy town-centre streets.

  • Clear Work Areas: Move furniture, rugs and fragile belongings away from windows, doors and accessible rooflight work areas.
  • Remove Window Coverings: Take down curtains, blinds and decorative fittings that may obstruct the installation.
  • Arrange Parking and Access: Identify suitable unloading space and clear access routes, particularly around the High Street, Church Street and Tanyard Lane.
  • Provide Power Access: Ensure suitable electrical sockets are accessible for installation equipment.
  • Check Property Restrictions: Inform Bowalker’s team of listed building status, conservation requirements or relevant planning permissions.
  • Secure Pets and Children: Keep pets and children away from installation areas throughout the work.
