Types of Fixed Rooflights We Install
Fixed Flat Glass Rooflights
Fixed Flat Glass Rooflights
For clean, contemporary roof designs, a fixed flat glass rooflight creates a low-profile glazed opening that brings natural daylight directly into the room below. Slim aluminium or steel framing helps these units integrate neatly with modern flat roofs while supporting clear overhead views and thermal performance. Bowalker’s professional installers install flat glass units to increase interior daylight while maintaining the roof's required structural integrity and weather resistance.
Learn More →Fixed Dome Rooflights
Fixed Dome Rooflights
Characterised by a curved, aerodynamic acrylic or polycarbonate profile, fixed dome rooflights naturally shed rainwater and debris, ensuring consistent optical clarity. Engineered for flat or low-pitch roofs, they diffuse natural sunlight evenly across residential spaces while providing reliable weather protection. Our in-house team installs these high-clarity dome systems with multi-walled insulation layers to optimise thermal performance and minimise the risk of condensation.
Learn More →Fixed Pyramid Rooflights
Fixed Pyramid Rooflights
Rising from the roof to a central apex, a fixed pyramid rooflight distributes daylight through several angled glazed surfaces while creating a distinct three-dimensional architectural feature. These rooflights can complement spaces such as contemporary extensions, kitchens, and living areas, with metal framing supporting double- or triple-glazed panels. Bowalker’s professional team installs fixed pyramid rooflights to combine overhead natural light with a defined geometric roof feature.
Learn More →Fixed Roof Lanterns
Fixed Roof Lanterns
Rather than using a single horizontal glass panel, a fixed roof lantern raises multiple glazed sections around a central ridge. This configuration allows daylight to enter from different angles and can create a greater sense of height within extensions, kitchens and open-plan living areas. At Bowalker, we install glazed roof lanterns with slim framing and suitable glazing to balance natural daylight, thermal performance and architectural character.
Learn More →Fixed Barrel Vault Rooflights
Fixed Barrel Vault Rooflights
Featuring a gentle, elongated semi-circular arch design, fixed barrel-vault rooflights provide expansive overhead daylight across wide, flat roof spans, corridors, or commercial spaces. Constructed with durable glazing and robust curved framing, they offer exceptional structural load distribution and weather shedding. Bowalker's in-house team installs these continuous vault systems to deliver wide-area illumination and modern aesthetic appeal.
Learn More →Fixed Aluminium Rooflights
Fixed Aluminium Rooflights
Lightweight construction and structural rigidity make fixed aluminium rooflights a practical framing material for fixed rooflight systems with slim, contemporary sightlines. Depending on the selected system, thermally broken frame construction can limit heat transfer through the metal profile, while suitable finishes protect the aluminium from external exposure. Our in-house installation team installs aluminium rooflight systems to provide defined sightlines, low maintenance requirements and reliable year-round performance.
Learn More →Fixed Steel Rooflights
Fixed Steel Rooflights
Where narrow metal profiles and high structural strength are required, steel provides another framing option for fixed rooflights. Its rigidity can support glazed configurations while producing the defined sightlines associated with both industrial-style and heritage-influenced designs. Protective finishes and appropriate thermal detailing can form part of the selected system to manage external exposure and heat transfer. Bowalker installs steel-framed rooflights in accordance with the project's glazing, roof structure, and architectural requirements.
Learn More →Double Glazed Fixed Rooflights
Double Glazed Fixed Rooflights
Two panes of glass, separated by a sealed insulating cavity, form the basic construction of a double-glazed fixed rooflight. Depending on the selected glazing unit, features such as Low-E coatings, gas-filled cavities, and warm-edge spacer bars can reduce heat transfer through the rooflight and improve energy efficiency. Our professional team installs double-glazed rooflights to combine natural daylight with suitable thermal performance for the property.
Learn More →Triple Glazed Fixed Rooflights
Triple Glazed Fixed Rooflights
For projects requiring a higher level of glazing insulation, triple glazing introduces three glass panes and two insulating cavities into the fixed rooflight unit. The extra pane and cavity can reduce heat transfer compared with an equivalent double-glazed configuration, although final performance depends on the complete glazing and frame specification. Bowalker installs triple-glazed fixed rooflights where increased thermal performance is part of the project requirements.
Learn More →Toughened Glass Fixed Rooflights
Toughened Glass Fixed Rooflights
Created through a controlled heating and rapid cooling process, toughened glass has greater resistance to mechanical and thermal stresses than standard annealed glass. If breakage occurs, the pane is designed to fragment into relatively small pieces rather than large, sharp shards. Our professional installation team installs fixed rooflights with toughened glazing where this safety-glass specification is appropriate for the rooflight system and application.
Learn More →Laminated Glass Fixed Rooflights
Laminated Glass Fixed Rooflights
By bonding two or more layers of glass around an interlayer, laminated glazing is designed to retain glass fragments if a pane cracks or breaks. The interlayer keeps the damaged glass together, providing an important safety characteristic for overhead glazing applications. Depending on its specification, laminated glass can also contribute to acoustic performance and UV filtering. Bowalker’s professional team installs laminated glass fixed rooflights in accordance with the project's safety, glazing, and performance requirements.

What Are the Benefits of Installing Fixed Rooflights?
Installing fixed rooflights can flood your home with natural daylight while incorporating modern glazing, superior thermal performance, and enhanced everyday comfort. Depending on the selected style, framing material, and glazing specification, fixed rooflights support energy efficiency, weather resistance, architectural elegance, and long-term property value.
8 key benefits of fixed rooflight installation are:
Maximises Natural Light
Fixed rooflights draw overhead daylight deep into interior spaces, brightening dark rooms, hallways, and open-plan extensions.
Provides Superior Thermal Efficiency
Modern double- or triple-glazed units with Low-E coatings and argon-filled units help retain indoor heat, reducing energy consumption and utility bills during the winter months.
Requires Low Maintenance and Reduces Leak Risk
With no moving parts or mechanical opening components, fixed rooflights deliver a streamlined, weather-tight seal that minimises maintenance and reduces the risk of leaks.
Enhances Security With No Opening Mechanism
The lack of operable sashes or handles creates a completely sealed, secure architectural barrier against unauthorised entry from the roof.
Creates a Greater Sense of Space
Overhead glazing draws the eye upward and opens up low ceilings, transforming compact rooms or extensions into airy, expansive environments.
Adds Property Value
Sleek, high-performance rooflights boost contemporary aesthetic appeal and kerb appeal, making your property more attractive to future buyers.
Simplifies Planning and Permitted Development
Many fixed rooflight installations fall within permitted development rights, helping streamline the planning approval process for home renovations.
Improves Acoustic Insulation
High-grade laminated or multi-layered glazing specifications provide excellent sound insulation, reducing external noise from heavy rain, traffic, and urban surroundings.

Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
What Is a Fixed Rooflight?
A fixed rooflight is a non-opening architectural glass unit installed directly into flat or pitched roofs to flood interior spaces with natural daylight. Unlike operable ventilation windows, fixed rooflights are permanently sealed into the roof structure, offering a sleek, low-profile aesthetic, enhanced thermal efficiency, and superior weather resistance. Bowalker installs custom-measured fixed rooflights in various styles and glazing configurations to suit modern extensions and home renovations.
What Is the Difference Between a Fixed Rooflight and an Opening Rooflight?
A fixed rooflight is a permanently closed glazed unit designed to bring natural daylight into a room without providing ventilation, whereas an opening rooflight can be opened manually or electrically to allow fresh air into the space. Fixed rooflights have fewer moving components, whereas opening rooflights include hinges, seals and operating mechanisms to support ventilation.
Are Fixed Rooflights Suitable for Flat Roofs?
Yes, fixed rooflights can be installed on flat roofs when the selected rooflight system, kerb or upstand, roof structure and drainage arrangement are suitable for the application. Flat glass rooflights, dome rooflights, pyramid rooflights and roof lanterns are among the configurations that can be used with flat-roof projects. A professional survey helps determine the appropriate system and installation requirements for the property.
Do I Need Planning Permission for a Fixed Rooflight?
Most fixed rooflight installations fall under permitted development rights, meaning formal planning permission is often not required, provided they meet specific guidelines. These typically include not protruding more than 150mm beyond the existing roof plane and adhering to height limits. However, if your property is a listed building or located within a designated conservation area, planning permission and heritage approval may be required. Bowalker can guide you through local regulations prior to installation.
Do Building Regulations Apply to Fixed Rooflights?
Yes, fixed rooflight installations must comply with UK Building Regulations, particularly concerning thermal performance (Approved Document L), structural integrity, and safety glazing. Compliance ensures that the roof structure can safely support the weight of the glass and that the rooflight meets strict energy-efficiency standards to prevent heat loss. Qualifying replacement rooflight work completed by Bowalker is fully certified under our FENSA registration (33081).
What Size Fixed Rooflight Should I Choose?
Choosing the right size fixed rooflight depends on the room’s square footage, ceiling height, and the amount of natural light you want without causing overheating. As a general rule, a rooflight area covering about 15% to 20% of the floor area provides an optimal daylight balance. Bowalker’s professional team assesses your room dimensions and roof structural layout during your free consultation to recommend the ideal size.
Will a Fixed Rooflight Make My Room Too Hot?
Yes, a fixed rooflight can make a room too hot if solar heat gain is not properly considered, particularly with larger rooflights or glazing exposed to strong south- or west-facing sunlight. Solar control glass, suitable glazing specifications and appropriate rooflight sizing can help limit unwanted heat gain while allowing natural daylight into the room.
How Do You Prevent Water Pooling Around a Fixed Rooflight?
Water pooling is prevented by installing the rooflight onto a correctly pitched and insulated builder’s upstand or pre-formed angled curb, usually set at a minimum angle of 5 degrees. This ensures rainwater drains efficiently off the glass surface rather than stagnating. Bowalker’s professional installation team ensures that precise flashing, waterproofing, and weather-sealing details are executed to eliminate standing water and the risk of leaks.
How Do I Clean and Maintain a Fixed Rooflight?
Clean a fixed rooflight periodically with suitable non-abrasive products and soft cleaning materials, following the rooflight manufacturer’s care instructions. Remove accumulated leaves and debris from the surrounding roof and drainage areas, and inspect accessible seals, frames, and adjoining roof finishes for signs of deterioration. Because fixed rooflights have no hinges or opening hardware, they have fewer moving components to maintain than opening rooflights.
Can You Replace an Existing Fixed Rooflight?
Yes, Bowalker can replace existing fixed rooflights where the property, roof structure and proposed replacement system are suitable for the work. The existing opening, frame condition, surrounding roof construction, dimensions and glazing requirements should be assessed before the replacement rooflight is specified. Bowalker is FENSA registered (33081) for qualifying replacement work.
What Guarantee Comes With Fixed Rooflight Installation?
Bowalker provides a 10-year insurance-backed guarantee on every installation, giving homeowners defined protection after their fixed rooflight has been installed. Qualifying replacement work can also be completed under Bowalker’s FENSA registration (33081).
