Types of Roof Lanterns We Install
Double Glazed Roof Lantern
Double Glazed Roof Lantern
Two panes of glass separated by a sealed insulating cavity make double-glazed roof lanterns a practical choice for residential extensions where natural light and thermal efficiency are priorities. The sealed cavity helps reduce heat transfer through the glazing while maintaining clear overhead views. Bowalker installs and replaces double-glazed roof lanterns with sealed glazing units, thermally broken frames, and carefully fitted weather seals, specified to the dimensions and requirements of your roof opening.
Learn More →Triple Glazed Roof Lantern
Triple Glazed Roof Lantern
Three panes of glass, separated by insulating cavities, make triple-glazed roof lanterns suitable for homeowners seeking higher thermal insulation. The additional pane and cavity can further reduce heat transfer compared with an equivalent double-glazed configuration while allowing natural light into the living space below. Our in-house team installs and replaces triple-glazed roof lanterns with suitable framing, sealed glazing units, and carefully fitted perimeter seals, tailored to the requirements of each project.
Learn More →Toughened Glass Roof Lantern
Toughened Glass Roof Lantern
Heat-treated safety glass gives toughened glass roof lanterns greater strength than standard annealed glass, making this glazing suitable for overhead applications. If toughened glass breaks, it is designed to fragment into relatively small pieces rather than large, sharp shards. Bowalker installs and replaces toughened glass roof lanterns with suitable structural framing, weather-resistant seals, and safety glazing, selected based on the roof opening and project requirements.
Learn More →Laminated Glass Roof Lantern
Laminated Glass Roof Lantern
Multiple glass panes bonded with a durable interlayer make laminated glass roof lanterns suitable for properties requiring enhanced security, UV protection, and acoustic dampening. The internal interlayer holds the glass together if it is impacted, preventing shards from falling out while helping reduce outside noise transmission. Bowalker installs and replaces laminated glass roof lanterns with precision-engineered frames, secure hardware, and specialised glazing configured to meet your safety and environmental requirements.
Learn More →Aluminium Roof Lantern
Aluminium Roof Lantern
Slim sightlines and strong structural integrity make aluminium roof lanterns well-suited to modern extensions, contemporary homes, and properties that require maximum natural light with minimal frame obstruction. Polyamide thermal breaks prevent heat transfer through the metal, ensuring energy efficiency without sacrificing architectural style. Our in-house team installs and replaces aluminium roof lanterns with thermally broken frames, high-grade glazing, and weather-resistant sealing systems designed for long-term durability.
Learn More →Steel Roof Lantern
Steel Roof Lantern
Strong steel framing makes steel roof lanterns an option for projects where the structural specification, proportions or architectural character call for a steel system. The material can support relatively slender frame sections, although the final profile and glazing configuration depend on the selected system and project requirements. Bowalker installs and replaces steel roof lanterns with frames, glazing and weather sealing specified around the dimensions and structural requirements of the individual installation.
Learn More →Fixed Roof Lantern
Fixed Roof Lantern
Non-opening glazed structures make fixed roof lanterns suitable for flat roofs, kitchen extensions, and living spaces where the primary goal is maximising overhead natural light and architectural visual appeal. Because they do not open, fixed systems offer superior weather tightness and structural simplicity. We install and replace fixed roof lanterns with thermally broken frames, high-performance double- or triple-glazed units, and precision perimeter seals to ensure a secure, watertight finish.
Learn More →Rooflight Brands We Install
Bowalker installs rooflights from established manufacturers, with each system selected based on the roof opening, glazing requirements, and property design. Our in-house team manages the installation from initial measurement through to fitting, helping ensure the chosen rooflight is correctly specified and securely integrated into the roof structure.

What Are the Benefits of Installing a Roof Lantern?
Roof lanterns introduce natural light into flat-roof extensions and living spaces while creating a greater sense of height and a defined architectural focal point. Their overall thermal performance depends on factors such as glazing specification, frame material, lantern size and installation quality.
6 benefits and considerations of installing a roof lantern include:
Provides Natural Light From Multiple Angles
The raised glazed structure allows daylight to enter through multiple sections, helping distribute natural light across kitchens, extensions and other living spaces.
Creates a Greater Sense of Height and Openness
Raising the glazed structure above the flat roofline adds vertical space, making the room below feel taller and more open.
Enhances the Room’s Design and Visual Appeal
A roof lantern creates a defined architectural focal point while introducing overhead views that complement the surrounding living space.
Reduces Energy Use Through Passive Solar Gain
Sunlight entering through the glazing can provide passive solar gain during suitable conditions, potentially reducing heating demand at certain times. The effect varies with orientation, glazing specification, season, and external temperature.
Adds Property Value
A professionally installed roof lantern can provide natural light, usable vertical space, and architectural character, thereby increasing a property's appeal to prospective buyers. Any effect on market value depends on the property, the installation, and the local housing market.
Offers Slim Frames and Improved Sightlines
Suitable aluminium and steel framing can provide relatively slim profiles, reducing visible frame obstruction and creating clearer sightlines through the glazed roof structure.

Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
What Is a Roof Lantern?
A roof lantern is a raised glazed structure installed above a roof opening to introduce natural light into the room below. Unlike a flat rooflight, its glazing is arranged across pitched sections that rise above the roof line, creating additional height and a defined architectural focal point. Roof lanterns are commonly used above kitchens, extensions and other living spaces with flat roofs.
Are Roof Lanterns Suitable for Flat Roofs?
Yes, roof lanterns are commonly installed on flat roofs, including flat-roof extensions, kitchens, and living spaces. The raised glazed structure sits above a prepared roof opening, allowing natural light to enter from multiple angles. The roof structure, opening dimensions and supporting upstand need to be suitable for the selected roof lantern and glazing configuration.
Do I Need Planning Permission for a Roof Lantern?
Roof lanterns generally fall under permitted development rights as long as they do not project more than 150 millimetres above the existing roof plane. However, planning permission may be required if your property is listed, located within a designated conservation area, or if the roof alteration exceeds specific height limits.
Do Building Regulations Apply to Roof Lanterns?
Yes, roof lantern installations must comply with UK Building Regulations, particularly concerning thermal performance (Part L), structural integrity, and fire safety. Bowalker handles qualifying replacement installations under our FENSA registration (Reg. 33081) to ensure full regulatory compliance.
Will My Roof Need Structural Work to Support a Roof Lantern?
Your roof may require structural preparation or reinforcement, depending on the existing roof construction, roof opening, lantern size, and the weight of the selected glazing and frame system. The supporting structure must be suitable for the proposed installation. Bowalker assesses the roof opening and installation requirements before confirming the appropriate roof lantern specification.
What Size Roof Lantern Should I Choose?
Choosing the right size depends on the overall dimensions of your flat roof, the size of the room below, and how much natural light you want to introduce. A general guideline is to balance the lantern size with the surrounding roof area to maintain structural stability and aesthetic harmony.
Why Does Condensation Form on a Roof Lantern, and How Do I Stop It?
Condensation can form when warm, moisture-rich indoor air comes into contact with a colder surface on the roof lantern. Indoor humidity, ventilation, external temperature and the thermal performance of the glazing and frame can influence condensation. Suitable ventilation, effective heating and appropriately specified insulated glazing and thermally broken frames can help manage the conditions that cause condensation.
Can a Roof Lantern Leak, and What Causes It?
A roof lantern can leak if water penetrates around the glazing seals, perimeter joints, flashing, or connections between the lantern and the surrounding roof. Poor installation quality, damaged seals, blocked drainage routes, and deterioration over time can contribute to water ingress. Correct fitting and weather sealing are therefore important parts of roof lantern installation.
How Do I Clean and Maintain a Roof Lantern?
Clean a roof lantern using warm water, a mild cleaning solution and a soft, non-abrasive cloth or suitable cleaning equipment. Avoid abrasive products that could damage glass coatings, seals or frame finishes. Periodically check accessible seals, frames, and surrounding roof areas for dirt, debris, or visible deterioration, and use a safe professional cleaning service when the glazing cannot be reached safely.
Can You Replace an Existing Roof Lantern?
Yes, Bowalker provides roof lantern replacement services where the existing opening and roof structure are suitable for a replacement system. Our in-house team assesses the existing lantern, opening dimensions, glazing requirements and frame specification before recommending a suitable replacement. The installation can then be planned around the requirements of the existing roof and property.
What Guarantee Comes With Roof Lantern Installation?
Bowalker provides a 10-year insurance-backed guarantee on every roof lantern installation. Our in-house team manages the project from measurement and specification through to fitting and final checks. Bowalker is also FENSA registered (Reg. 33081), with the registration applying to qualifying replacement work.
