What Are the Benefits of Installing Toughened Glass Rooflight?
Toughened glass rooflights combine increased impact resistance, improved tolerance to thermal stress and safer breakage characteristics, making them suitable for residential overhead glazing when correctly specified. Available in various rooflight styles and double or triple glazing configurations, they introduce natural daylight into kitchens, extensions and living spaces while supporting thermal performance, weather protection and bespoke architectural designs.
8 key benefits of installing a toughened glass rooflight are:
Greater Resistance to Impact Than Standard Annealed Glass
Toughened safety glass undergoes a specialised thermal tempering process, making it up to five times stronger than standard glass and highly resilient against falling debris, adverse weather, and physical impacts.
Better Resistance to Thermal Stress
The specialised heat-treatment of toughened glass allows it to handle extreme temperature fluctuations between intense direct sunlight and cold exterior air without risk of cracking under thermal stress.
Safer Breakage Behaviour
If exceptionally heavy force ever causes breakage, toughened glass shatters into countless small, relatively harmless granular chunks rather than sharp, dangerous shards, prioritising household safety.
Allows Large Areas of Natural Daylight
Engineered with minimal framing requirements, toughened glass rooflights flood dark rooms, kitchens, and open-plan living extensions with expansive, unobstructed streams of natural daylight.
Supports Double and Triple Glazing Configurations
Fully compatible with both double and high-performance triple glazing units, these rooflights can be tailored precisely to match your home's desired thermal insulation targets.
Compatible With Low-E and Solar-Control Glass
Easily paired with Low-E (low-emissivity) coatings and solar-control glass panes to effectively retain interior warmth during winter while reflecting excess solar heat in summer.
Suitable for Bespoke Rooflight Designs
Highly versatile in fabrication, toughened glass can be tailored into customised flat, pyramid, lantern, or multi-pane configurations to suit unique architectural layouts.
Provides Strong, Durable Overhead Glazing
Combining high-strength safety glass with robust edge seals and structural framework, these rooflights deliver long-lasting, dependable overhead weather protection and peace of mind.

Arrived when they said they would, were very polite, respectful and pleasant people. Found answers to questions we didn’t realise about the installation and though we haven’t yet finished the project the windows are a very exciting and big step forward for us. Would recommend this company and this team without hesitation. Thank you!

Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
Do I Need Planning Permission for a Toughened Glass Rooflight?
You generally do not need planning permission for a toughened glass rooflight in England if the installation qualifies under Permitted Development Rights. However, planning permission may be required if the rooflight projects more than 150mm beyond the original roof slope, extends above the highest part of the original roof, or falls outside the permitted development conditions. Flats, listed buildings, and properties subject to Article 4 Directions may have additional restrictions. Check with your Local Planning Authority (LPA) before installation.
Does a Toughened Glass Rooflight Fall Under Permitted Development?
Yes, a toughened glass rooflight falls under permitted development rights in the UK (specifically under Class C of the General Permitted Development Order), provided it does not project more than 150mm from the roof surface, is no higher than the highest part of the roof, and does not face onto a highway where side-facing windows might be restricted. Any project exceeding these criteria will require a standard planning application.
Do Building Regulations Apply to Toughened Glass Rooflights?
Yes, Building Regulations apply to toughened glass rooflights in England, particularly when installing a new unit, modifying the roof structure, or replacing an existing rooflight. Relevant requirements include Part A (Structure), Part B (Fire Safety), Part C (Resistance to Moisture), Part K (Protection from Falling and Impact), and Part L (Conservation of Fuel and Power). Depending on the installation, ventilation requirements under Part F may also apply. New installations generally require Building Control approval, while qualifying replacements can be registered through a competent person scheme.
What Building Regulations Apply When Creating a New Rooflight Opening?
Creating a new rooflight opening generally requires Building Regulations approval because cutting through an existing roof can affect structural support, insulation, weather resistance, and fire performance. Under Part A of the Building Regulations 2010, the modified roof must support the relevant loads, including the rooflight’s weight. Part L covers thermal performance, while Part C addresses moisture resistance. Structural calculations and suitable supports, such as strengthened rafters, joists, or trimming members, may be required. The proposed work should be assessed through Building Control before structural alterations begin.
Can a Toughened Glass Rooflight Be Installed in a Conservation Area?
Yes, a toughened glass rooflight can be installed in a conservation area in England, provided it meets applicable planning requirements and preserves the area’s character and appearance. Permitted development rights may still apply, although local Article 4 Directions can remove certain allowances. Councils may assess the rooflight’s visibility, positioning, frame design, glazing appearance, and projection above the roof. Low-profile installations on less prominent roof slopes may be more acceptable. Homeowners should consult their Local Planning Authority before proceeding.
Do I Need Listed Building Consent for a Toughened Glass Rooflight?
Yes, Listed Building Consent (LBC) is required when installing a toughened glass rooflight on a listed building if the work affects its special architectural or historic character. Under the Planning (Listed Buildings and Conservation Areas) Act 1990, consent must be obtained before carrying out alterations that affect that character. This can include new roof openings or changes to historic roof materials. Planning permission may also be required separately. Carrying out work requiring Listed Building Consent without approval is a criminal offence.
Are There Restrictions on Rooflight Position, Size or Projection in Protected Properties?
Yes, rooflight position, size, and projection may be restricted in listed buildings, conservation areas, and properties subject to Article 4 Directions. Planning authorities assess whether proposed installations would adversely affect historic rooflines, original materials, architectural details, or street-facing elevations. Under Class C permitted development rules in England, qualifying rooflights must not project more than 150mm beyond the original roof slope or exceed the original roof’s highest point. Protected properties may require additional planning or heritage approval even when these dimensions are met.
Does a Replacement Toughened Glass Rooflight Need Building Regulations Approval?
Yes, replacing a toughened glass rooflight is generally subject to Building Regulations in England, even when the new unit fits the existing opening. Replacement glazing must meet applicable requirements for thermal performance, glazing performance, and other relevant building standards. However, a separate Building Control application may not be necessary when the installation qualifies for registration through FENSA or another authorised competent person scheme. Replacements involving enlarged openings or structural alterations generally require a separate Building Control route.
Can a Replacement Toughened Glass Rooflight Be FENSA Certified?
Yes, a replacement toughened glass rooflight can be FENSA certified only if it is a full direct replacement of an existing rooflight or roof window in an existing domestic building (under 18 metres high) and installed by a FENSA-registered contractor like Bowalker, saving you the time and cost of a separate local authority building control notice.
When Does Rooflight Replacement Fall Outside FENSA Certification?
Rooflight replacement falls outside FENSA certification when the work involves new openings, structural alterations, or non-residential properties rather than a direct like-for-like replacement. In these scenarios, a formal building control application or independent local authority inspection is required to sign off on the structural and thermal changes.
What Safety Requirements Apply to Toughened Glass Rooflights?
Toughened glass rooflights must comply with UK Building Regulations, British Standards, and industry guidelines regarding inner pane selection, height restrictions, and load-bearing safety. This typically mandates the use of toughened safety glass or laminated inner panes to prevent injury from falling objects or accidental impact from inside or outside the property.
Is a Toughened Glass Rooflight Classed as Non-Fragile?
A standard toughened glass rooflight is not automatically classed as non-fragile. While toughened glass offers high impact resistance against falling debris or adverse weather, specialised non-fragile ratings (which can withstand the weight of a person falling onto them) require specific multi-layer laminated glass configurations and heavy-duty structural framing.
Does a Walk-On Toughened Glass Rooflight Need a Different Specification?
Yes, a walk-on toughened glass rooflight needs a completely different and much stronger specification than a standard flat rooflight, as it must support continuous pedestrian foot traffic. These systems use multi-laminated thick glass panes, specialised anti-slip top surfaces, and engineered structural framing capable of bearing heavy live loads safely.
What Thermal Performance Requirements Apply to Toughened Glass Rooflights?
The thermal performance of toughened glass rooflights is measured by a U-value (the rate of heat loss in W/m²K, where lower numbers mean better insulation). Building Regulations enforce strict maximum U-value limits for overhead glazing to prevent excessive domestic heat loss, which modern double or triple-glazed units with thermally broken frames easily achieve.
Does the Roof Structure Need to Be Strengthened for a New Rooflight?
Yes, installing a new rooflight usually requires strengthening or altering the roof structure because cutting through ceiling joists or roof rafters transfers weight loads onto adjacent timbers. A professional structural assessment and the installation of trimming joists or headers are typically required to safely redistribute the roof load.
Are There Fire-Safety Requirements for Rooflights Near a Property Boundary?
Yes, rooflights located near a property boundary or a compartment wall are subject to specific fire-safety requirements under Building Regulations (Approved Document B in England and Wales, or equivalent technical standards in Scotland and Northern Ireland). These rules dictate the proximity limits and fire-rated glass specifications to prevent the spread of flames between neighbouring properties.
