Double Glazed Sliding Rooflights
Double Glazed Sliding Rooflights
Incorporating two high-performance panes separated by an argon-filled insulating cavity, double-glazed sliding rooflights offer an optimal mix of energy conservation, smooth manual or motorised operation, and consistent natural illumination. The dual-layer design helps maintain comfortable indoor temperatures year-round whilst providing a dependable barrier against outdoor elements. Bowalker installs and replaces these sliding configurations using precision tracking hardware, sturdy framing profiles, and weather-resistant perimeter seals.
Learn More →Triple Glazed Sliding Rooflights
Triple Glazed Sliding Rooflights
Built with three advanced glass panes and dual thermal spacers, triple-glazed sliding rooflights deliver maximum energy efficiency, superior U-value performance, and excellent acoustic dampening for modern home extensions. The extra layer of insulation significantly reduces heat loss and exterior noise without impeding the smooth tracking motion of the operable glass panel. Our in-house sliding rooflight installation team installs and replaces these high-specification systems with robust framing engineered to support enhanced glass weights securely.
Learn More →Subjected to extreme thermal tempering, toughened safety glass provides these sliding rooflights with exceptional resistance against severe weather, falling debris, and heavy impacts. Should an accidental fracture occur, the glass breaks into small, granular fragments rather than jagged shards, protecting the living spaces below. Bowalker professionally installs these resilient safety panes into heavy-duty sliding frames complete with secure locking hardware and dependable weather-tight seals.
Learn More →Laminated Glass Sliding Rooflights
Laminated Glass Sliding Rooflights
Featuring multiple glass layers bonded tightly around a durable interlayer, laminated glass sliding rooflights deliver enhanced security, UV protection, and effective sound reduction. If impacted severely, the internal membrane holds the glass shards firmly in place to prevent fallout and deter unauthorised entry. Our in-house professionals install and replace these secure sliding units using custom-engineered tracks and precision alignment to guarantee long-lasting structural reliability.
Learn More →Sliding Flat Glass Rooflights
Sliding Flat Glass Rooflights
Designed with a completely flush, minimalist profile when closed, sliding flat glass rooflights offer sleek architectural lines and unobstructed overhead sky views for contemporary flat roofs and extensions. The seamless glass surface naturally sheds rainwater whilst gliding effortlessly across high-grade structural tracks. Bowalker installs and replaces these flush sliding models with tailored flashing details, weather-tight perimeter gaskets, and smooth-operating electric mechanisms.

Sliding Aluminium Rooflights
Utilising high-strength, powder-coated metal framing combined with advanced thermal-break technology, sliding aluminium rooflights provide incredible structural durability alongside exceptionally slim sightlines. What Are the Benefits of Installing a Sliding Rooflight?
Sliding rooflights combine overhead glazing with a movable panel to provide natural daylight, ventilation, and practical roof access where required. Their performance and opening capability depend on the sliding configuration, glazing specification, track system, operating method, structural support, available travel space, and installation design.
8 key benefits of installing sliding rooflights include:
Creates Easy Access to a Roof Terrace or Roof Garden
By gliding smoothly along robust tracks, a sliding rooflight opens up entirely to create a safe, convenient passageway from your interior living area directly onto an outdoor rooftop space.
Provides a Large, Unobstructed Roof Opening
The movable panel retracts completely clear of the aperture, delivering a wide-open architectural void that maximises fresh air circulation and spatial connectivity.
Brings More Natural Light Into Stairwells and Internal Spaces
Positioning a sliding roof system overhead allows daylight to cascade deep into multi-story stairwells, central corridors, and interior rooms that lack exterior windows.
Provides Greater Natural Ventilation
Operable sliding mechanisms allow you to adjust the opening width precisely, welcoming refreshing cross-breezes and helping regulate indoor temperatures naturally throughout warmer months.
Lets Homeowners Control How Far the Rooflight Opens
Advanced motorised controls and remote systems allow you to stop the sliding panel at any intermediate position, giving you exact command over airflow and ventilation levels.
Keeps More Roof-Terrace Space Usable
Because the glazed panel slides horizontally flush across the roof surface or over a fixed section, it eliminates the hazardous outward swing of traditional hinged access hatches, preserving valuable patio area.
Makes Roof Access Easier With Electric Operation
Effortless push-button or automated smart controls lift and glide heavy glass panels smoothly into place, making regular roof terrace access completely effortless for users of all physical abilities.
Works With Large and Bespoke Roof Openings
Engineered with high-strength structural framing and heavy-duty carriage systems, sliding rooflights can be custom-built to span massive architectural dimensions and tailored to unique roof configurations.

Arrived when they said they would, were very polite, respectful and pleasant people. Found answers to questions we didn’t realise about the installation and though we haven’t yet finished the project the windows are a very exciting and big step forward for us. Would recommend this company and this team without hesitation. Thank you!

Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
How Does a Sliding Rooflight Work?
A sliding rooflight works by using heavy-duty motorised carriages or manual tracks that allow the glazed panel to glide horizontally over an adjacent fixed section or flat roof surface. This smooth mechanical movement is powered by concealed electric actuators or controlled manually, enabling the panel to open smoothly whilst maintaining a watertight seal when closed.
What Is the Difference Between Slide-Over-Fixed and Slide-Over-Roof Rooflights?
Slide-over-fixed rooflights are engineered to retract neatly over an adjoining stationary glass pane within the same frame unit, whereas slide-over-roof rooflights glide directly across the solid waterproof membrane of the surrounding flat roof. Both configurations deliver excellent clear openings, but the choice between them depends heavily on your available roof space and aesthetic preferences.
Are Sliding Rooflights Suitable for Regular Roof Terrace Access?
Yes, sliding rooflights are suitable for regular roof terrace access as they retract completely clear of the aperture to provide a safe, wide-open architectural passageway. When fully opened, they create an effortless transition between interior living areas and outdoor rooftop gardens without obstructing foot traffic.
Can a Sliding Rooflight Open Part-Way for Ventilation?
Yes, a sliding rooflight can open part-way for ventilation when its operating and control system supports intermediate opening positions. This allows homeowners to create a smaller opening for airflow without fully retracting the glazed panel, although available opening controls vary between systems.
What Happens to an Electric Sliding Rooflight During a Power Cut?
An electric sliding rooflight stays in its current position when mains power is lost unless it is equipped with a battery backup system or compatible manual override. The exact response depends on the motor and control system, so emergency operation and backup options should be confirmed when specifying the rooflight.
What Safety Sensors Are Used on Electric Sliding Rooflights?
Electric sliding rooflights use specific environmental and obstruction-detection sensors to protect users and help control moving panels where these features are included in the selected system. Depending on the product, safety equipment can include obstruction detection, pressure-sensitive edges, force monitoring, presence sensors, or other controls designed to stop or reverse movement when an obstruction is detected.
Can a Sliding Rooflight Close Automatically When It Rains?
Yes, a sliding rooflight can close automatically when it rains if it is equipped with an integrated or optional rain sensor and a compatible electric control system. The sensor detects moisture and can signal the rooflight to close, but automatic rain detection is not a standard feature on every sliding system.
What Space Is Needed for a Sliding Rooflight to Open?
A sliding rooflight requires adjacent flat roof space equal to or greater than its own opening size (50% to 100% of the glass panel length) to retract fully. This clearance zone must be free of obstructions like roof vents, pipes, or parapet walls to ensure the motorised panel can glide back completely.
Can a Sliding Rooflight Be Made to Measure?
Yes, a sliding rooflight can be made to measure to fit unique architectural dimensions, complex layouts, and custom structural apertures. Custom sizing guarantees a precise, weather-tight fit that integrates seamlessly with your specific roofing substrate and waterproofing layers.
Do I Need Planning Permission for a Sliding Rooflight?
You generally do not need planning permission for a sliding rooflight if it meets standard Permitted Development limits, though sliding or opening mechanisms may trigger specific height and building regulation rules. A sliding rooflight usually falls under permitted development (Class C) in the UK as long as it adheres to core statutory conditions where it cannot protrude more than 150 mm from the outer plane of the roof slope, it must not sit higher than the highest part of the existing roof, and any opening sections on side-facing elevations must be positioned at least 1.7 meters above the internal floor level with obscure glazing if they overlook neighbouring properties.
Do I Need Planning Permission if the Sliding Rooflight Provides Access to a Roof Terrace?
Yes, you need planning permission if a sliding rooflight provides access to a roof terrace, as creating a new outdoor seating area or observation deck introduces overlooking and privacy issues for neighbouring properties. Local authorities evaluate the change of use for the roof space separately from the physical rooflight installation.
Do Building Regulations Apply to Sliding Rooflights?
Yes, building regulations apply to sliding rooflights regardless of whether the project requires formal planning approval. Every installation must satisfy strict UK standards for thermal efficiency, weatherproofing, and structural safety to ensure long-term performance.
What Building Regulations Apply When a Sliding Rooflight Provides Roof Access?
Installing a sliding rooflight that provides roof access in the UK requires compliance with several key parts of the Building Regulations, covering structural integrity, safety, and thermal performance. Specifically, projects must satisfy Part A for structural load redistribution, Part K for safe head clearance and fall protection barriers, Part L for thermal efficiency and U-values, Part B for fire safety, Parts F and O for ventilation and solar heat control, and Part Q to ensure high-security resistance against unauthorised entry.
Can a Sliding Rooflight Be Installed on a Listed Building or in a Conservation Area?
Yes, a sliding rooflight can be installed on a listed building or in a conservation area, but it requires explicit listed building consent or planning permission from local authorities. Conservation officers typically require slimline profiles, traditional detailing, and low-profile aesthetics to preserve the historical character of the property.
How Do Sliding Rooflight Configurations Affect the Clear Opening?
Sliding rooflight configurations affect the clear opening by determining how much of the structural glass panel retracts away from the aperture. Whilst slide-over-fixed models leave a portion of the frame covered, multi-part telescopic or slide-over-roof designs can achieve up to a 100% unobstructed opening.
Where Are Sliding Rooflights Most Suitable?
Sliding rooflights are suitable for extensions, stairwells, internal living spaces, and properties requiring natural daylight, ventilation, or access to a roof terrace or roof garden. They are particularly useful where horizontal panel movement suits the roof layout and sufficient space is available for the glazed section to travel safely.
What Should Be Considered Before Installing a Sliding Rooflight?
Before installing a sliding rooflight, consider the roof opening, available sliding space, structural support, glazing weight, clear opening, frame design, operating method, ventilation needs, and intended use. Weather sealing, drainage, access requirements, safety controls, planning restrictions, applicable Building Regulations, and whether the panel will slide over fixed glazing or the surrounding roof should also form part of the project assessment.
