Types of Flat Glass Rooflights We Install and Replace
Double Glazed Flat Glass Rooflights
Double Glazed Flat Glass Rooflights
Featuring a dual-pane layout with an insulating, gas-filled cavity sealed between the layers, double-glazed flat glass rooflights deliver a dependable balance of thermal efficiency and abundant natural daylight for standard flat-roof extensions. The sealed glass structure helps lock in indoor warmth during colder months whilst forming a tough barrier against the elements. Bowalker installs and replaces double-glazed flat glass rooflights utilising high-performance energy-efficient glass, secure structural framing, and custom perimeter flashing designed specifically for your roof's architecture.
Learn More →Triple Glazed Flat Glass Rooflights
Triple Glazed Flat Glass Rooflights
Utilising three advanced glass panes separated by dual insulating cavities and warm-edge spacer bars, triple-glazed flat glass rooflights are ideal for properties prioritising peak energy efficiency, minimal condensation risk, and superior acoustic dampening. The extra pane and expanded insulating barriers drastically improve U-values relative to standard configurations. Our in-house flat glass rooflight installation team installs and replaces triple-glazed flat glass rooflights using top-tier thermal units and precision framing built to meet modern sustainable building standards.
Learn More →Toughened Glass Flat Glass Rooflights
Toughened Glass Flat Glass Rooflights
Subjected to intensive thermal tempering processes, toughened safety glass gives these flat rooflights exceptional strength against external pressures, extreme weather, hail, and accidental impact. If subjected to extreme loads, the glass is designed to crumble into small, blunt particles rather than dangerous, razor-sharp shards, thereby safeguarding the space below. Bowalker installs and replaces toughened glass flat glass rooflights with robust glazing retention profiles, dependable weather seals, and durable framing configurations.
Learn More →Laminated Glass Flat Glass Rooflights
Laminated Glass Flat Glass Rooflights
Laminated glass incorporates a durable interlayer that binds the panes together if fractured, introducing an extra layer of structural safety and overhead security. Different laminate compositions can also address specialised acoustic insulation, enhanced break-in protection, or solar-control needs. Our in-house flat glass rooflight installation team installs and replaces flat glass rooflights featuring specialised laminated glass configurations and secure framing systems tailored to your exact property specifications.
Learn More →Walk-On Flat Glass Rooflights
Walk-On Flat Glass Rooflights
Merging heavy-duty, load-bearing, multi-layer glass with a flush architectural profile, walk-on flat glass rooflights are engineered for accessible terraces, flat-roof balconies, and courtyards where the surface must withstand pedestrian traffic. The structural design allows daylight to flood lower levels without sacrificing floor utility. Bowalker installs and replaces walk-on flat glass rooflights featuring reinforced support frames, multi-ply laminated glass, anti-slip surface treatments, and meticulous waterproof perimeter detailing.
Learn More →Aluminium Flat Glass Rooflights
Aluminium Flat Glass Rooflights
Characterised by slim profiles, exceptional structural strength, and long-term weather resistance, aluminium flat glass rooflights are the preferred choice for contemporary extensions and expansive flat roofs where minimal framing and maximum sky views are desired. Modern aluminium systems incorporate advanced thermal breaks to stop heat transfer through the metal framework. We install and replace aluminium flat glass rooflights complete with energy-efficient glazing, weather-tight seals, and durable powder-coated colour finishes.
Learn More →Steel Flat Glass Rooflights
Steel Flat Glass Rooflights
Featuring narrow sightlines and a striking, robust build, steel flat glass rooflights suit architectural projects where the structural glazing must complement heritage, industrial, or Crittall-inspired design themes. Frame geometry, thermal barriers, and finish options are tailored to each specific steel profile system. Our team installs and replaces opening and fixed steel flat glass rooflights with compatible high-performance glazing and heavy-duty structural hardware tailored to the roof aperture.
Learn More →Fixed Flat Glass Rooflights
Fixed Flat Glass Rooflights
Non-opening, low-profile architectural units make fixed flat glass rooflights an exceptional choice for modern extensions and flat-roof spaces where the main objective is maximising overhead natural light. Because they lack mechanical moving parts, fixed systems offer ultimate weather tightness, simplified structural integration, and sleek, flush sightlines. Bowalker installs and replaces fixed flat glass rooflights using thermally broken frames, high-performance insulated glass, and precision perimeter seals.
Learn More →Opening Flat Glass Rooflights
Opening Flat Glass Rooflights
Designed to deliver both expansive natural illumination and flexible background ventilation, opening flat glass rooflights feature discreet actuators or manual mechanics that raise the glass panel cleanly within its frame. These systems can be integrated with smart controls and automated rain sensors for effortless operation. Our team installs and replaces opening flat glass rooflights with robust lifting mechanisms, heavy-duty weather seals, and tailored drainage channels.
Learn More →Sliding Flat Glass Rooflights
Sliding Flat Glass Rooflights
Enabling a substantial portion of the roof aperture to clear entirely open, sliding flat glass rooflights use smooth motorised tracks to glide glass panels over a fixed section or onto an adjacent roof surface. This configuration creates maximum open-air access and dynamic ventilation for luxury kitchens, extensions, and modern living spaces. Our in-house team installs and replaces sliding flat glass rooflights featuring precision-engineered tracks, secure locking, and high-performance insulation.

What Are the Benefits of Installing Flat Glass Rooflight?
Flat glass rooflights combine a low-profile glazed design with insulated glass, suitable framing and different opening configurations to bring overhead daylight into flat-roof extensions and other interior spaces. Their thermal performance, solar control, weather resistance and ventilation capability depend on the selected glazing, frame construction, rooflight mechanism and installation specification.
8 key benefits of installing flat glass rooflights include:
Brings More Natural Light Into Flat-Roof Extensions
Overhead glazing allows daylight to enter at roof level, helping illuminate extensions, kitchens, and living spaces where external walls may offer limited space for conventional windows.
Creates Slim Sightlines With a Modern Finish
Suitable flat glass rooflight systems use low-profile frames and relatively slim sightlines to reduce visible obstruction around the glazing and create a clean architectural finish.
Improves Thermal Performance With Insulated Glazing
Double- or triple-glazed units use sealed insulating cavities to help limit heat transfer through the rooflight, with overall thermal performance determined by the complete glazing and frame specification.
Controls Summer Heat With Solar-Control Glass
Solar-control glazing can reduce the amount of solar energy entering through the glass, helping manage unwanted heat gain and glare in rooms with larger areas of overhead glazing.
Reduces Cold Spots With Thermal Breaks
Thermally broken frames create a barrier between internal and external frame sections, helping reduce heat transfer through suitable aluminium or metal rooflight systems.
Improves Weather Protection Over Older Dome Rooflights
Replacing an ageing or poorly performing dome rooflight with a correctly specified flat-glass system can improve sealing and weather resistance when the glazing, frame, upstand, and waterproofing details are properly integrated.
Offers Fixed or Opening Options for Light and Ventilation
Fixed flat glass rooflights provide overhead daylight, whilst compatible opening systems can combine natural light with controllable ventilation where additional airflow is required.
Offers Bespoke Sizes, Privacy Glass and Easy-Clean Coatings
Depending on the selected rooflight system, homeowners can specify different dimensions, glazing configurations, privacy glass and specialist surface coatings to suit the roof opening and property requirements.

Arrived when they said they would, were very polite, respectful and pleasant people. Found answers to questions we didn’t realise about the installation and though we haven’t yet finished the project the windows are a very exciting and big step forward for us. Would recommend this company and this team without hesitation. Thank you!

Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
What Is a Flat Glass Rooflight?
A flat glass rooflight is a modern architectural glazed unit engineered to sit flush or low-profile on flat roofs, designed to flood interior spaces with natural daylight whilst maintaining clean, minimalist lines. It combines high-performance double or triple glazing, thermally broken framing profiles, and advanced weather-sealing systems to maximise overhead light and deliver excellent weather resistance.
Do Building Regulations Apply to Flat Glass Rooflights?
Yes, flat glass rooflight installations must comply with the UK Building Regulations, specifically Parts A (Structural Safety), F (Ventilation), K (Protection from falling and impact), and L (Conservation of fuel and power). Working with a FENSA-registered installer like Bowalker ensures that qualifying installations meet all mandatory regulatory compliance standards.
Do I Need Planning Permission for a Flat Glass Rooflight?
Not always, because some flat glass rooflight installations on houses in the UK can fall within permitted development rights when the relevant conditions and limitations are met. Current Class C guidance covers roof alterations, such as rooflights, and includes limits, including a maximum projection of 0.15 metres beyond the plane of the original roof, alongside other conditions. Restrictions can also apply to certain properties and designated areas, so the planning position should be checked for the individual property before work begins.
Can a Flat Glass Rooflight Be Installed on a Completely Flat Roof?
Yes, flat glass rooflights can be installed on flat roofs, though they are typically mounted on a slightly angled structural upstand to ensure correct drainage and prevent water accumulation. This essential low-pitch angle is carefully accounted for during the design and installation process by our in-house team.
What Pitch Does a Flat Glass Rooflight Need for Proper Drainage?
A flat glass rooflight typically requires a minimum roof pitch or fall of 3 to 5 degrees to encourage natural rainwater runoff and prevent standing water. This slight incline is built into the timber or structural upstand prior to fitting the glazing unit.
Will Water Pool on a Flat Glass Rooflight?
Water will not pool on a flat glass rooflight when the system is correctly installed with the required engineered fall and perimeter drainage flashings. Proper roof design ensures that rainwater flows smoothly off the glass surface rather than collecting in stagnant puddles.
Can Flat Glass Rooflights Leak During Heavy Rain?
No, high-quality flat glass rooflights will not leak during heavy rain when correctly specified, weathered, and fitted with professional flashing kits and perimeter seals. Bowalker’s in-house installers ensure every joint and upstand interface is completely watertight and protected against severe weather.
Should I Choose Double or Triple Glazing for a Flat Glass Rooflight?
Choose double glazing for a dependable, cost-effective balance of thermal insulation and natural light, or select triple glazing for maximum energy efficiency, reduced condensation risk, and superior acoustic dampening in modern extensions. Your choice depends on your property’s specific thermal goals and heating requirements.
Can Flat Glass Rooflights Cause Condensation?
Yes, condensation can form on a flat glass rooflight when warm, moisture-laden indoor air meets a sufficiently cold surface. Suitable insulated glazing, thermally broken frames where applicable, appropriate ventilation and control of indoor humidity can help reduce the conditions that cause condensation.
Can a Flat Glass Rooflight Make a Room Too Hot in Summer?
Yes, a large area of overhead glazing can contribute to unwanted solar heat gain when exposed to strong sunlight. Rooflight size, orientation, glazing specification and the use of suitable solar-control glass can all affect how much solar energy enters the room, whilst overheating requirements may also be relevant to certain new residential buildings in England.
Can a Flat Glass Rooflight Be Opened for Ventilation?
Yes, flat glass rooflights can be specified with manual or electric opening mechanisms that elevate the glass panel to provide controllable fresh air and ventilation. Alternatively, they can be ordered as fixed, non-opening structural units if ventilation is not required.
How Large Can a Flat Glass Rooflight Be?
A flat glass rooflight can reach around 3,000 mm in length and approximately 1,650-2,000 mm in width for some single-pane manufactured systems, although maximum dimensions vary by manufacturer and glazing specifications. Larger roof openings can be covered using bespoke multi-pane, modular or structural glazing systems, with the final dimensions determined by glass weight, frame design, structural support and the selected rooflight system.
Can Flat Glass Rooflights Be Installed in Flat-Roof Extensions?
Yes, flat glass rooflights can be installed in suitable flat-roof extensions to bring overhead daylight into kitchens, dining areas and open-plan living spaces. The roof structure, opening dimensions, glazing specification, upstand and waterproofing details need to be coordinated so the rooflight integrates correctly with the extension.
What Are the Key Characteristics of Flat Glass Rooflights?
Key characteristics of flat glass rooflights include minimalist sightlines, low-profile or flush aesthetics, high-performance insulated glazing, strong structural framing, and reliable weather-tight sealing systems. These features combine to deliver superior daylighting, thermal efficiency, and modern architectural style.
How Do You Clean and Maintain a Flat Glass Rooflight?
Clean a flat glass rooflight using methods and cleaning products approved for the selected glass, frame and surface coatings, whilst keeping surrounding drainage areas clear of leaves and debris. Periodic maintenance should also include checking accessible seals, frames, and waterproofing interfaces for deterioration, with opening or sliding systems requiring inspection of their operating components in accordance with the manufacturer’s maintenance instructions.
