Double Glazed Opening Rooflight
Double Glazed Opening Rooflight
Standard dual-pane configurations featuring an insulating gas-filled cavity between panes, double-glazed opening rooflights provide a reliable balance of thermal insulation and natural daylight for everyday residential extensions. The sealed glass unit helps retain indoor warmth in winter while maintaining an effective barrier against outdoor elements. Bowalker installs and replaces double-glazed opening rooflights with energy-efficient sealed units, secure operational hardware and robust perimeter flashing details tailored to the property's roof structure.
Learn More →Triple Glazed Opening Rooflight
Triple Glazed Opening Rooflight
Advanced three-pane glazing configurations, combined with warm-edge spacer bars, make triple-glazed opening rooflights suitable for homes prioritising maximum thermal efficiency, reduced condensation risk, and enhanced acoustic insulation. The additional glass pane and multiple insulating cavities significantly improve U-values compared to standard setups. Our in-house team of professionals installs and replaces triple-glazed opening rooflights with high-performance units, thermally efficient frames and secure operating mechanisms designed to complement modern sustainable building standards.
Learn More →High-impact safety glass subjected to thermal tempering processes gives toughened glass opening rooflights superior resistance to external stresses, falling debris, hail and weather impacts. If subjected to extreme force, the glass fractures into small, blunt fragments rather than sharp shards, protecting the interior below. Bowalker installs and replaces toughened-glass opening rooflights with secure glazing retention systems, weather-resistant frames, and robust manual or automated opening hardware.
Learn More →Laminated Glass Opening Rooflight
Laminated Glass Opening Rooflight
Laminated glass uses an interlayer that holds the glass together if it breaks, providing an additional safety feature for suitable rooflight applications. Different laminated glass configurations can also meet acoustic, security, or solar-control requirements when these properties are part of the selected glazing specification. We install and replace opening rooflights with suitable laminated glazing, frame systems, and manual or electric operation, selected to meet the property's requirements.
Learn More →Opening Aluminium Rooflight
Opening Aluminium Rooflight
Slim aluminium frames allow rooflights to open, accommodating generous glazed areas while retaining a clean, contemporary appearance. Modern aluminium rooflight systems can incorporate thermally broken frames to limit heat transfer through the frame, depending on the selected product specification. Bowalker installs and replaces opening aluminium rooflights with suitable glazing, weather-resistant seals and manual or electric opening controls for extensions, renovations and qualifying replacement projects.
Learn More →Opening Steel Rooflight
Opening Steel Rooflight
The narrow profiles and distinctive appearance of steel frames make opening steel rooflights suitable for properties where the roof glazing needs to complement traditional or industrial-inspired architecture. Frame design, glazing and thermal specifications vary between individual steel rooflight systems. Our team installs and replaces suitable opening steel rooflights with compatible glazing, seals, and opening hardware, with the complete system specified to suit the roof opening and property requirements.
Learn More →Opening Flat Glass Rooflight
Opening Flat Glass Rooflight
A low-profile glazed design makes an opening flat-glass rooflight well suited to flat-roof applications where homeowners want daylight along with controllable fresh-air ventilation. Depending on the chosen system, the opening section can operate manually or use an electric mechanism with compatible control options such as rain sensors. Bowalker installs and replaces opening flat-glass rooflights with suitable glazing, frames, and weather-resistant seals, selected to suit the roof structure and required opening function.
Learn More →A raised, curved form distinguishes opening dome rooflights from flat glass designs and allows them to introduce daylight and ventilation through appropriately sized flat roof openings. Dome rooflights are available in different materials, glazing and opening configurations, with manual or powered operation depending on the selected system. At Bowalker, we install and replace suitable opening roof domes with compatible upstands, seals, and opening mechanisms, specified to suit the roof construction, ventilation requirements, and intended use.

What Are the Benefits of Installing an Opening Rooflight?
Opening rooflights combine high-performance glazing, thermally efficient frames, and flexible ventilation mechanisms to flood living spaces with fresh air and natural daylight while maintaining excellent weather protection. Performance depends on the selected glass specification, frame material, operating system, and roof pitch.
7 key benefits of installing opening rooflights include:
Provides Natural Ventilation and Fresh Air
Opening vents effortlessly circulate stagnant indoor air, helping freshen living spaces and improve overall indoor air quality.
Controls Moisture and Condensation
Active ventilation quickly clears steam and humidity from kitchens and bathrooms, preventing dampness and condensation build-up.
Offers Manual or Electric Operation
Choose between convenient manual winders for reachable heights or automated electric actuators for high, vaulted, or hard-to-reach ceilings.
Enables Smart and Rain-Sensor Control
Advanced automated systems can integrate with smart home hubs or feature built-in rain sensors that automatically close the rooflight at the first drop of water.
Supports Passive Cooling in Summer
Releasing trapped hot air near the ceiling naturally lowers indoor room temperatures, reducing the reliance on energy-intensive air conditioning.
Provides Natural Light, Space and Airflow
Expansive glazed profiles maximise daylight penetration while opening up the ceiling to create a bright, airy, and visually larger room.
Supports Means-Of-Escape Compliance in Loft Conversions
Specially sized opening rooflights can be configured to meet UK building regulations for emergency fire escape routes in loft conversions.

Arrived when they said they would, were very polite, respectful and pleasant people. Found answers to questions we didn’t realise about the installation and though we haven’t yet finished the project the windows are a very exciting and big step forward for us. Read moreBowalker replaced all of our windows and patio doors in November. They are very efficient and got the job done in the pouring rain but did it quick and professionally. We had a couple of teething issues with the doors after completion and they did not hesitate to come out and rectify the issue. Excellent customer service and a friendly team. Would highly recommend
Read moreWe had a total of 6 windows fitted at end of June 2025 (2 bathroom(frosted), 1 hallway,1 dining room and two big bay windows complete with 2 window boards). Took 5 days in total as bay windows were load bearing ,the window boards were not in warehouse so took extra time to arrive and fit , the silicone/mastic finish wasn’t great and they cut one end of a window board wrong , but after a telephone call a new team of fitters came out and rectified the mistakes of original fitters that we had noticed , a window pane had got scratched in delivery so they replaced that as well. This was a big job that entailed some mistakes but over time was rectified by bowalker windows by sending out another team of fitters to fix some minor mistakes of original fitters . We went on a recommendation from a work colleague who had used Bowalker windows in the past as were very good. Maybe just improve your fitters mastic silicone skills a bit more but is is an old house of 110 years and nothing is level in this house

Frequently Asked Questions
What Is an Opening Rooflight?
An opening rooflight is a glazed window unit fitted into a flat or pitched roof that can be opened manually or via an electric motor to provide ventilation, fresh air, and natural daylight. It combines high-performance glazing, robust frames, and secure sealing systems to protect against weather while improving indoor airflow and comfort.
What Is the Difference Between an Opening Rooflight and a Fixed Rooflight?
An opening rooflight features hinged or sliding mechanisms with manual winders or electric actuators that allow the sash to open for ventilation and access, whereas a fixed rooflight is permanently sealed in place to provide natural light only. Opening rooflights require additional hardware, seals, and structural frame elements to support operational movement while maintaining complete weatherproofing.
Should I Choose a Manual or an Electric Opening Rooflight?
Choose a manual opening rooflight for easily reachable heights using a winder pole or handle, and select an electric opening rooflight for high, vaulted, or hard-to-reach ceilings where automated push-button or remote control is necessary. Electric models also allow for seamless integration with modern smart-home systems and automated rain-sensing technology.
Are Opening Rooflights Suitable for Bathrooms and Kitchens?
Yes, opening rooflights are ideal for bathrooms and kitchens because they actively vent steam, condensation, and cooking odours directly out of the room. Their ability to introduce fresh air helps prevent dampness, mould growth, and moisture build-up in high-humidity spaces.
Do I Need Planning Permission for an Opening Rooflight?
Opening rooflights usually fall under permitted development rights provided they do not protrude more than 150 millimetres beyond the plane of the roof slope and comply with specific height and design limits. However, listed buildings, properties in conservation areas, or non-standard flat-roof extensions may require prior planning approval from your local authority.
Do Building Regulations Apply to Opening Rooflights?
Yes, opening rooflight installations must comply with UK Building Regulations, specifically regarding thermal performance (Part L), structural integrity (Part A), and, where applicable, fire safety and means of escape requirements. Working with a FENSA-registered installer ensures your installation meets all mandatory regulatory standards.
What Size Opening Rooflight Should I Choose?
Choose an opening rooflight size based on the room’s dimensions, the existing structural timber layout, and the desired level of natural light and ventilation. Larger rooms or kitchen extensions often benefit from wider spans or multiple modular rooflights to balance daylight distribution and airflow.
What Happens If It Rains and I've Left My Rooflight Open?
If your electric opening rooflight is equipped with a built-in rain sensor, it will automatically detect moisture and trigger the motor to close the vent securely at the very first drops of rain. For manually opening rooflights, it is recommended to monitor weather conditions or install automated sensors for total peace of mind.
What Happens to an Electric Rooflight During a Power Cut?
Most electric rooflights feature built-in manual override options or battery backup systems depending on the specific model hardware, allowing you to manually close or adjust the vent during an unexpected power interruption. Our team can advise on the exact operational features of your chosen rooflight system during your consultation.
How Do I Clean and Maintain an Opening Rooflight?
Clean opening rooflights using warm water, a mild detergent, and a soft microfibre cloth to remove dirt from the glass and frames, and avoid harsh, abrasive chemicals that could damage seals or coatings. Periodically check hinges, actuators, and drainage channels to ensure smooth operation and keep weather seals clear of debris.
Can an Opening Rooflight Be Connected to a Smart Home System?
Yes, electric opening rooflights can be connected to smart home automation systems using compatible control hubs, wireless receivers, or wall switches. This allows you to control ventilation, schedule opening times, or link operation with environmental sensors via your smartphone or smart home setup.
Can You Replace an Existing Opening Rooflight?
Yes, Bowalker provides professional replacement services for old, leaking, or inefficient opening rooflights, carefully removing the previous unit and fitting a modern, thermally efficient system. We ensure the new rooflight integrates securely with your existing roof structure and flashing details.
What Guarantee Comes With Opening Rooflight Installation?
Bowalker provides a 10-year insurance-backed guarantee on qualifying opening rooflight installation and replacement work. Our FENSA registration (Reg. 33081) further supports compliance with relevant Building Regulations for applicable replacement installations, ensuring total confidence in our workmanship and standards.
